Already in the process of doing so.
Mortgage applications for May hit a 25 years low as rates going up made loans super unattractive. Not only ppl don't want to compulse new loans, but banks aren't even allowing ppl to get any, as the requirements went dramatically up.
So basically the demand for homes is at zero rn. Then will come the waves of repos for all the loans with floating rates that ppl can't afford to finance anymore.
Then it will snowball into a complete shitshow as ppl get pushed into the next taxes' bracket for property taxes as the home they purchased for 120K is now (((valued))) at 1.5 millions USD by the state.
And then fucking clownmania will hit once inflation get so bad ppl can't afford rent anymore and it force the government to put price control on rents to avoid riots. Which will in turn completely fuck boomer landlords who'd rather sell at a loss the house rather than keep a tenant who don't pay enough (or at all once eviction memorandum are back) to even cover the electricity bill and upkeep.

wood will tarnish silver due to the acids in the wood coming out overtime, but varnish should work well. I'd recommend drilling out the hole big enough to hold an acrylic coating along the wood where the coins will be stored. You can then add acrylic to the bottom of the wood lid and make sure it seals pretty well to keep out the air and keep the top coin and maybe reeds from toning.
