I want to buy a house but I struggle with the 20%. 20% of values now for homes that are larger than the apartment I'm renting are about my entire salary pretax when you include closing costs. The internet keeps telling me it doesn't matter if you don't have 20%, you are fine laying PMI. I can't shake the feeling that if all the lenders and internet gurus are telling me, "just put down 5% bro" that this whole thing is insane. All the people buying these homes financed at 5% down or less at these prices, really can't afford it. Houses can't feasibly keep getting more expensive right, they'll have to plateau because as some point 20 somethings won't be able to put 5% down on a $300k 900 sq foot starter home right? This whole fiasco is getting enabled by PMI when it was supposed to prevent this activity from happening.

I feel you. Everyone I know is telling me I should put down the least amount I can and they practice the philosophy themselves. I know people that could have put down 75% on their new house and opted instead to put the minimum 5% down. instead using the gained equity to buy shit or make renovations. Is there any reason I shouldn't buy 2 bedroom home and buy a home addition down the line for a 3rd bedroom versus just buying a 3 bed home? 2-bed homes are like 220,000 here but then a 3-bed is like 380,000. Bedroom additions normally cost 40,000 but also I would have a home sooner to beat the aggressive growth.
