Is investing in property a meme?
It seems to increase in value way slower than other things.

If you buy good land (meaning no risk of minorities ruining things), property is secure and guaranteed to grow in value as the world's population grows.

if you buy only hoping for property price increases it's a fools bet

if you buy hoping to rent and make a cash generating asset it is worthwhile.

>population keeps growing, houses apreciate
>population reaches reversal stage, drops to 2 billion, we are all sharing remaining abundant resources

Seems like only a win win scenario is possible

But is it a better investment than an index fund?
Seems to me that on top of making less money, you'd also have to manage the property and maintain it, which is a hassle

historically, not even close. property in general barely keeps up with inflation. houses get old with time, it's the land that might rice in value long term. in general housing market is very local, interest rates, population growth, in-out-movement of the city etc. all are factors

now we have so low rates the market has no upside much left in pretty much any developed country. you will also have property taxes rising when the rates rice cause governments need money
