What is the general consensus here about rentals? Residential or commercial.

Rental property is a great investment if you know what you're doing.

An idiot who has no capital, has lots of personal debt, doesn't have any experience with real estate, and takes out loans to buy rentals, will be bankrupt in the blink of an eye though.

It can be done with mortgages on the rentals. You just have to get the at the right price in the right area. You will have to cover the mortgage but the property should still be cash flow positive if done right.

I think the best way with residential rentals is with multifamily units.

My old man has a lot of rental properties but only buys commercial properties since he thinks that you're more likely to have a bad tenant in a rented house who will fuck shit up secretly and when the lease is up just leave you with tons of debt. Also you'll have to redecorate constantly in order to attract new tenants. Whereas commercial properties, the person who takes out the lease will want the place to look good and will do the decorations their self since it's "their place"

That's good advice. There is a small property, not even 2 miles from my house, that could be rented out to at least 2 commercial tenants.

Any suggestions as to find tenants? I suppose you'd have to find a good realestate agent with connections and your biggest contribution would be upkeep of vital utilities and structure and, obviously, incurring the risk and having the capital to float out the mortgage for months where you don't have a tenant.

Make sure you account for vacancies, and understand that it's not "free" money. You don't suddenly own lots of property, and make bank. There's management and upkeeep expenses, whether you put your own time and body into it, or hire it out.

Get cheap multi family units. Cost as much as a house but you get two or more rents out a single property. Build up your portfolio until you can get entire apartment buildings.
