30150471 No.30150471 [Reply] [Original]

>MTA conductor Cynthia Brooks owns a four-family building in Brownsville and is owed $19,000 in back rent. In January, she reluctantly put her property up for sale. "I own a small (four-family) brick building that I purchased about six years ago. I have one tenant who has not paid the rent since April 2020 — no explanation, no communication, nothing. Two of my other units are vacant, and it’s difficult to get people in there right now. The previous occupants were also people who decided they didn’t have to pay during the pandemic. Basically, I have one paying tenant. I went from having a $7,000 rent roll to having $2,200. That difference has to be paid by someone, and that person is me. Luckily, I did have some money saved, but after 11 months, it’s basically depleted. My reserves were about $40,000, which sounds like a lot, but each month I have to provide heat, hot water, electricity, and gas. I have to do maintenance. I have a super, and he has to be paid. My monthly expenses are about $5,500. I’m down to about two months, two and a half tops, worth of expenses saved. The mortgage is the big granddaddy of them all — it includes the insurance, the property taxes, etc. That’s the bill I dread the most. I’m a working person. I’m an essential worker. As a small landlord, I feel let down."

You will own nothing and you WILL be happy.

Many regulations and tenant laws mean less competition for those who are established/ have the funds to keep up with such things.
If you want landlords to pay, let them fight it out with other landlords, after all you are their customer, and they want your money.

The attack on landlords on /biz/ is the direct result of years of Reddit users like yourself moving to the board. The arguments given against letting property owners charge money for using their properties all stem from typical Communist arguments.

>How dare you make me pay for using your property!
>The people should own it not landlords!
>I deserve to live in x city.
>You are a leech for owning property!
>Property is a public right, no private entity can own it!

Generally speaking, foreign investors view real estate as a safe haven for money, not a vehicle to generate more wealth. They'll be the first ones to overpay for a nice house in a nice neighborhood because that will have the lowest risk. They don't care about putting in sweat equity or the overhead of managing tenants. Once you get into multifamily/corporate real estate then it doesn't matter as much, but most individuals aren't putting down 8-9 figures for a single property.

Ok, so this is what I understand.

Landlords keep a certain livable standard of housing as the norm. You are all not living in apartments with broken floors, windows, exposed wires, and no running water, right?

Even if they aren't the original landlords who renovated the property to that standard, they are responsible for maintaining it as that.

It seems to me that landlords aren't evil. There just needs to be more accessibility in being a landlord so people have more options.

But when shit goes tits up, landlords run around crying that the rules aren't fair, as if what they're doing isn't just an investment they deem "shouldn't be allowed to fail" because they want to exploit every human's basic need for shelter for their own gain. I am in two minds. I read Thomas Sowell, who made a cogent case for landlords, and the bad effects of rent-controls.

On the other hand, landlords do appear to be lower-class people whom I don't especially want to deal with. Like bouncers at a nightclub, I guess necessary, but dreadfully common, and often bald.

Im not giving you the answer on how to solve this issue as you clearly don't realize the cause and are just another drone attacking what you believe is the cause. You're just like a 500 lb. woman who is shocked at why she's not losing weight even though she exercises 1 hr a day while ordering 10 salads from McD's bathed in 5 household containers of dressing and 5 diet cokes instead of the usual 5 hamburgers and 2 sodes.

> Equating a job to an investment
When I accept a job offer I do my best to ensure that the company I'm joining has long term vision, a road map and in my case as a software engineer, a viable business case for the market. It's my responsibility to vet the company, the same way it is for them to vet me. The analogy also doesn't hold in that if I stop turning up to work, my boss can fire me instantly, while if I stop paying rent, costs of legal proceedings are significantly higher and more complex. This puts a higher burden on the landlord to ensure tenants are viable. A job, both parties are in a mutual contract working together to produce value, I work to create value, I earn value back, if one party fails on their part of the contract it breaks immediately as it's a continuous process of exchanging value. With landlords, once the keys are handed over, it's done. Aside from refusing basic maintenance, (which most i've met do), they're value they offer to the other party has already been added. It's then on the good faith and legally binding word of the renter to pay their share and return value. This means responsibility lies much heavier on the landlord due to the inherent risk of the non-continuous exchange of value.

I’m not delusional thinking libertarianism will fix our problems. I think blockchain will. When you have the funding a coporation has, but decentralize ownership to the masses.
The problem is that these corporations and governments can’t be challenged by innovation because they are too big.
I can’t wait for a day where power is decentralized and we can vote what is important to our humanity with our dollar. Right now though it is impossible until decentralization happens

This is a pretty good point. Renting is easier as you don't have to worry about any sort of upkeep whatsoever. The landlord takes care of all that. Also, landlords are not a problem. They just fill the gap left by the fact that many people do not have enough money to pay for a house. They offer a service to fulfill that need, namely leasing their own property. If they did not do that, people would simply have no place to live. The alternative is government housing which is even fucking worse and now the taxpayer simply pays for these houses to the gubment instead of individuals paying landlords. Landlords are not the problem, but a lack of housing causing supply to be too low imo.

Look at this literal retard's take.

Believe it or not, most landlords only own 1-2 properties in addition to their own. They're the ones that are getting hit by this. When they can't pay their mortgages, the giant landlord corporations (the ones that own thousands of properties) will buy up the foreclosed units for cheap.

All this does is make the ridiculously rich even richer while further gutting the dwindling middle class. If politicians had any balls left, they would have imposed mortgage deferrals on top of the rent deferrals.
