There are A, B, C, D, and F classes of tenants. A's and B's are obvious enough, middle class professionals who will always make rent and take care of your property. C is more blue collar, D is shitty blue collar, they can occasionally give you issues and you may be dealing with some damage after they leave, F are shitstains who get evicted everywhere and trash places and are oftentimes on section 8 which, at the very least, is a guaranteed source of income.

If you're trying to target D's and F's, it is a market opportunity in that most people don't want to bother, but it is a science as I mentioned, they are shitstains and rehab/evictions are going to become part and parcel of your life, but if you have the resources and protocols to handle that regular turnover and repair you can make money that other's can't.

At this point in time I've been moseying along mostly targeting C tier properties where I don't have to worry about the tenants too much. The only pitfall is that I have to pay more for properties and that makes acquisition slow.
