Which is better? Is owning a boomer meme?
Until recently I assumed owning was always better, but I started actually looking into basic amortization schedules and realized you hardly get any amount of equity for like 5 fucking years. If you have to move at least once in 10 years, you're pretty much cucked and would have been way better off renting and buying stocks.

Frankly some rentals are based depending on the specs you get, some come with free electricity, water etc and the only thing you have to do is pay rent. If you can land rent money every time you’re golden.

The pros about owning property is that you have an asset that will most likely grow 3-4% a year on avg. You still have to pay taxes on it, maintain it which costs more money than most people think, and if you don’t live, you need to hire a manager.

If you rent, you need to take all your money and try to aggressively grow it more than the measley 3-4% you expect from a house. If you can do that, you’re better off renting.

Owning a property can give you cash flow for you to retire with an annual passive income. Renting gives you more flexibility to play with your investments and ultimately be rich in the future. To be rich owning properties, you’d need a good 2-3mil into 5 properties each giving you $1-1.5k a month in profits.

So I’d say unless you have 2-3mil to put into real estate, grow your net worth first by renting and using the liquid assets you have and growing it aggressively. Owning 1-2 properties will never make you rich.

My main gripe is that you have to put up a fat 15-20k down payment (which could have been thrown into stocks), closing costs (another 2-4k that could have been put into stocks), and THEN, because amortization schedules are front-loaded, the MAJORITY of your monthly payments are NOT even getting you any equity for at least 5 years. If you had to move after like 4 years, you'd only be able to sell off a tiny portion of equity and your down payment was pretty much wasted.

Owning is better. Pay cash for the house, or if you dont have enough, take out several loans from your friends and family (if they charge you interest then they are neither your friends nor family). At the very least, pay off your mortgage as quickly as you can.

this is a real concern and is also a cycle that real estate speculators try to perpetuate via price manipulation and lobbying for government housing programs. this is why when i have enough to buy a home in full i am moving back to the middle of nowhere where i grew up. it's comfy and the gentrification/housing program cycle never happens because no one wants to live there in the first place. anons, once you make it, take the rural pill and you'll never look back.
