It's either one or two years required for the loan but if it's part time you can probably suck it up that long. The opportunity cost is just too big of a hit to outright buy a house in cash. Keep waiting for steaking or for your stonks to go up a bit more. It should be at least 1.25mm after another two years even if you are extremely conservative. Keep it up with medium risk and you might be at two or three million. With three that leaves 2.25mm after taxes, 30k down on the house and maybe 50k if you just have to do the new car toy meme. That's 2mm left, 4% withdrawal from meme ETF's gives you a comfortable middle class 1.5k/wk. Probably won't be too many boats and hoes but you can do pretty much anything you want and have all the time in the world to do it.
