Tax guy here. Rumour has it stamp duty and council tax will be abolished in April. Instead there will be an annual levy on all properties similar to ATED charges, payable by the property owner. Anyone with an empty property will get hit hard and will be forced to sell. On the flip side, council tax that was due on tenant will now become due on landlords who will hike up rents to cover it. This will lead to even more tax for landlords as there will be restrictions on the relief for mortgage interest and the annual levy will probably be disallowed. For any landlord with half a brain they will sell up as the tax consequences of being a highly leveraged landlord just aren't worth it anymore. You can only spend the LISA on a first time home or to use as pension after 65. You can only use 1 of either a LISA or HTBISA to buy your first home, so even though maxing out both will keep you under the 20k ISA annual limit, you can’t use both in reality. You could if you wanted to use the LISA for pension fund, but this is a terrible idea as it performs very well over a short period, but badly over a long period.

The LISA is better than the HTBISA as you can put more into it and get more out, but only slightly.

If I bought the house I'm renting - a 25 year mortgage would cost me around £290k assuming favourable interest rates (around £60k just vanishing to interest), which I wouldn't get because I don't have the deposit and need double my current salary to even be considered by a bank.
In rent I would have paid £120k over 25 years, plus any rent raises.
I understand that in the long term I would be better off with the house as an asset but unless my circumstances change the barrier to entry is way too high, and I can live much more comfortablely now by renting

The bubble is going to pop eventually it's not sustainable and the gov know it. Negative Equity is where the value of the property is less than the mortgage it's secured against. Personally, I think house prices will drop 25-35% over the next 5 years:
