The current clusterfuck is really a compounding of many different problems. To start, the Phoenix real estate market is seeing around 300 people move in net per day. As of today, there are around 2990 residential properties listed for sale on the MLS total. To put this in perspective, we ought to have around 18,000 in inventory to have a "balanced" market where neither seller nor buyer has the advantage. As it stands now, we are currently experiencing the most intense seller's market in history.

Secondly, consider basic economics. Demand is going up. Supply is down, and will remain low for the foreseeable future. New builds are more expensive due to logistical problems with materials such as lumber or copper. Labor is in short supply due to Covid, and construction crews are moving slower than normal. This drives up the price of new builds.

Then we get into the problem of buyer competition. It really isnt unheard of for people to have to compete with 20 others for 1 house. I recall seeing a residential starter home in Gilbert receive 16 offers the first day it was listed. This means that sellers can really pick whatever offer suits them best. No negotiating. As a result, if you need financing, you're going to get beaten out buy the all cash offer waiving contingencies and shortening the time to close.

Then you have to consider the current issues with our economy. People really want to hedge against inflation from all the money printing, and investors are coming from around the country to get a piece of Phoenix. With current interest rates as low as they are, this increases demand by encouraging more people to get into the market for a home. Investors are buying with cash and then just planning on refinancing and pulling out the money while maintaining low rates. This is a rare opportunity and a good investor isn't letting it go to waste.

Lastly, Covid and the lockdowns have made people think twice about their living condiitons. People want to live in different places, they want more room, less room, a home office, a backyard, etc. Especially peple moving here from teh West coast. As people flee high cost of living areas with draconian lockdown regulations, they require a place to live here in Phoenix. Psychologically, the need to find a place to live when moving from out of state is greater than that of a local who already has a place to live in the Valley but wants to move. Also if you sell an expensive california home and leverage it with Arizona prices, you'll be happy with what you can get. This has created a really imbalanced market.

I'm keeping it simple because it gets a bit more in depth than that, but those are more or less the basic factors causing this madness. The information I use tells me that this trend will likely continue into 2022, possibly 2023, barring some sort of black swan/ economic disaster.

As with most financial decisions, the answer depends. If you're looking to buy a primary residence to live in, all the indicators and information I pay good money for say that these current trends will continue. So if you are sure that you'll want to own in the next few years, then now is better than later because if you wait you'll just pay more down the road. If you're looking to invest, the same also applies (assuming you're trying to invest in my market -Phoenix- or at least a market that is seeing net increase in population and other important stats.) You have 200k, that could be spread across a few down payments for real estate properties. You could finance them (assuming you have good credit/ job), find properties that need to be fixed up, and then add equity through improving value. That would be the best bang for your buck.

Arizona is a lot more than just 8 months of 115 degree heat anon. I can drive to mexico and be on the beach in 3 hours, and can be up in the mountains camping or skiing in the same amount of time. Relatively low cost of living, good "night life" (though that's not my cup of tea), among other issues. Plus we get a lot of snowbirds. I imagine after living in Northern Michigan for 6 decades, you might want to move to a place called the Valley of the Sun. I've lived here my whole life.
