Hi guys, I'm about to have 80k cash saved (mostly from crypto) and I earn 35k a year. I literally want to kill myself because housing in England is a giant hard labor punishment camp system. The cheapest "livable" houses I can see on Rightmove are for 300k which look like a misery of an existence but if I am being honest, I really don't want to spend 80k of my hard earned fiat as a deposit for an absolute shit hole which will need like 40k to renovate and 25 years of my life paying off.

Am I stupid for not wanting to spend that much money on a deposit? Even if crypto 5x from here and I have 200k fiat, who in their right mind feels happy putting that much down on a property? It doesn't make any sense to me, but I want solutions frens

It is a very difficult situation in Ireland (my home) and the UK fren. I imagine UK is worse than here. Boomers who bought in the 80s and 90s enjoyed incredible gains, and the consequence of that for us is that the entry costs to the market are sickeningly high. In Ireland at least, a whole generation of people grew to expect their asset to grow indefinitely with no risk and now they scratch their heads looking at our generation and they will never admit that they actually had it easier with regard to starting to their life off and having the things that matter in life. People forget that times are different now; treat your 20s as an extension of your late-teens/early 20s, and your 30s as the time to get your shit together. What we know is going to happen is a housing market crash, sooner or later. London lost 10% of it's population thanks to COVID (immigrants moving back to their home nations and a lot of Brits moving to the countryside), and prices are already feeling the impact. Once London crumbles, the rest of the UK will follow. I'm talking house price drops of 30-40% in this upcoming crash. Do not saddle yourself with an excessive mortgage right now when you'll end up in negative equity (one of the reasons why banks increased the deposit requirement). Keep investing in solid growth areas across multiple assets.

I know one guy who owns a legitmate property development firm, he's about 23 (had a lot of help from his parents) and rents out a large portfolio of houses. He doesn't own one himself, and said renting a penthouse for £5,000 per month is better value than buying the same property right now
