yes absolutely. Alot of concerns can be prevented by knowing the area you are in and having common sense and a gun and knowing how to use a gun.
I almost got a dual sport bike once to motorcycle camp but i was going to be solo. And they crash all the time. after watching lots of videos where they are out in the middle of nowhere and fine one second and broken legs the next, the only way they made it out was having people with them. So dont go solo moto camping. I fear humans more than animals too.

I built rapport slowly but very solid with an older business guy I know that lends capital. I would set up promissory notes with an attorney, 30yr amortizations, 5 year balloons, $10k prepayment, something along those lines.
I find the property, get it under contract and escrow deposited then approach him with the numbers and personal guarantee to fix X,Y or Z on the property.
After holding for 6months or 1year I would and still do refinance the property through a mortgage lender if it is 4units or smaller or through a commercial portfolio lender if it is larger than 4units.
Go Portfolio with commercial, they are much more shake your hand, sit down and feel you out than a regular commercial banking institution.
