I find the property, get it under contract and escrow deposited then approach him with the numbers and personal guarantee to fix X,Y or Z on the property.
After holding for 6months or 1year I would and still do refinance the property through a mortgage lender if it is 4units or smaller or through a commercial portfolio lender if it is larger than 4units.
