Anons please give me advice. I locked myself in a shithole state for 3 years+ while I finish my PhD. I want to move after that. I have an idea of where I could get hired, but there's a few hotspots I've been looking at in my field and I'm not 100% sure on any of them. Is it worth buying cheap somewhere almost 1000 miles away and renting? I wouldn't realistically be able to check the property itself more than maybe once per year (which isn't an issue I guess). I also know 0 legal bullshit, so I'd have to hire somebody for that.

Imagine someone making $45,000/year with a 600 credit score putting 3.5% down on a $250,000 tract house. That's a government backed subprime mortgage! They also have a car payment on a $30,000 Toyota Camry, student loans, and you know they have a few credit cards. This is the average American.

land lords have been unable to collect rent fro almost a year , IE they cant kick you out if your not paying
when the housing market goes back to normal these land lord will kick all the non paying losers out.
