That sounds pretty sweet! My best friend from high school is now working in real estate. It's a nice market with a lot of money changing hands and a lot of potential buyers. Pretty low stress when it comes to the sales too. Invest in a nice watch and dress professionally and with class but don't overdo it if you cant pull it off all at once. Being informed, comfortable, and well spoken goes a long way in that field.

Investing can be a lot of fun and i highly suggest you start paper trading whenever you have some free time to see what your yearly gains can look like off of shares alone. Use a "Stock Screener" like the one TradingView offers for free to help find good stocks that match up with your strategy. Paper Trading allows you to crash test new trading strategies with absolutely zero risk since it's basically monopoly money. It really helps to have something to play around with and try alternative strategies on if you have to pull out due to changing market conditions.

He helps local artists and bands record entire albums with insane attention to detail and care through the entire process. He also helps them publish their music to Apple Music/Spotify and does it at a very competitive price compared to local studios. It requires about 3k in equipement but learning how to produce, mix, and master helps you create music for less and allows you to have full control over your sound, so investing in a nice recording setup and some DAW's can be a great way to learn production and even get paid for it if you have local connections.

I'm not OP but thats really common in Europe anyway. Some countries in Europe the average age of moving out of parents home is close to 30....housing situation is rough here so itsbsometimes more financially sensible to stay with parents for a few years and amass enough wealth to then buy a house because if you rent you'll be spending your entire paycheck on renting and will never have any savings ever

I'm fairly sure about 20-25% would go in taxes, possibly covered by the income of one garage.

So the idea of moving to a eastern block came up, Czech republic has half the living cost from where I am currently. Rent+monthly expenses would probably go around 600€ leaving me with 300€/month extra.

Then I'd probably need someone as a contact to handle the house n shit here so that might be another 50-100€/month.

I don't know it doesn't seem very convinient atm, I need to figure out a better way

Don't know if you would call it passive but I make a few hundo a month teaching BJJ classes. I consider it passive because I was always teaching while training so nothing has really changed, except that I lead the class now. I still end up sparring the exact same way that I was before.
