I'm not a genius but the advice I can give is to compare housing prices in your area and look for stuff that's low, but not a "total" fixer upper. If it's a total fixer upper there's going to be a thousand other issues that you'll run into and it'll be more work, more time, and more money to actually repair the place. That'll probably happen anyways, but at least it won't legitimately become a case where it would have been more profit to tear down the place and rebuild it. Expect to spend like 3-4x as much time as it sounds like on any place for repairs. Check how old the utilities in the place are (AC/Heating) as there's a fair chance they'd need to be replaced, which adds like 5k or so last I had to.
The more developed the area already is when it's growing (ie. a suburb vs innawoods) the more likely it is to not stay empty. After repairs are done avoiding empty months are going to be the biggest way you secure your profit, since it's literally a 12th of the year down the drain.

If your broker lets you buy it, there is AAC Clyde Space which makes smallsat parts, assembles them, and offers space as a service where they'll design, build and put the satellite in space then manage it for you so you'll just get the data you need. It should be profitable either end of this year or 2022. It doesn't yet have meme value because most retail traders don't know it exists, but it may fly once that happens. Still a good investment.
