I am thinking right now about buying a house. But I think I will let it pass. I pay 400 Euros in rent and a new apartment in hamburg would cost me 400.000. That is 40 years of getting the investment back. And it means lowering my flexibility. I can only stay and make profit in Germany. No way to move to Switzerland or Netherlands. If the German government declares a property tax, I cannot avoid it. Selling the house after buying it is already 40.000 loss in taxes and registration fees.

A combination of ETFs (World and China) is more profitable and flexible for me.
