For real though the choice for first time buyers is a deanobox new build 2 bed where developers cram as many shoddily built houses together in a plot of land as they can for maximum profits and charge you at least £200k, or buy an older house for cheaper that you have to spend extra money on so you aren't stepping into the 1970's when you walk into your kitchen or bathroom.

One of them is a big time property investor and said he rents because his £7k a month he spends covers everything and doesn't have to worry about taking a hit larger than his monthly rent outgoing if the house prices were to fall (e.g. if a £2m house fell 10% he'd lose £200k + sellers fees, or roughly 3 years renting the same house).

I'm well above average regarding salary, £60k at 25 and a fair amount of savings. But London prices for a decent house in a non-stabby area are upwards of £800k (13x salary). I'd go south, but even the Guildford/Farnborough area is around £400-£500k for a decent dwelling. Think I'll wait for the almost guaranteed crash that has to happen after all this money printing and record economic decline

No. The reduced tax incentives for corporations and individuals would encourage business to boom so hard, the tax revenue could easily cover a far smaller population of Britons after all the foreigners and non compatible citizens are removed. With the advent of automation, I would bring in a ‘Citizen’s Dividend’ which pays UBI based on the job loss from automation. UBI would only cover food and basic housing. All citizens receive it regardless of wealth. It is a digital currency. There is nothing wrong with the NHS so long as you remove the middle managers that are crippling it and stop covering retarded shit. Not only that, but with less foreigners, it will actually function as Mohammad won’t bring his 9 kids in because they have a paper cut. Any time wasting bullshit such as being drunk or on drugs nets you a full charge. Degeneracy will stop quickly. I would also make foreigners have to be fully insured by private insurance to even be allowed entry into the nation.

Much easier in America where salaries for professional roles are higher + tax is lower. I take home about 65% of my salary each month due to Tax, NI + Student Loan. This year's the first year where my student loan payments (mandatory) were higher than the interest - majority will never pay it off and will be burdened with a few hundred quid less a month for doing some shitty degree.

I've been debating a move to Texas with my firm. Salary would be doubled (in £ value), housing would be the same price for a much nicer place and things like medical insurance would cost less than my current tax + NI contributions. I'd probs set up a limited company in the UK and pay myself the bare minimum to hit the NI threshold each year for state pension, which would also be income-tax free.

As i repeat in every thread about this:

The uk housing market is fucked because we are a small island with limited land, infastructure and have a population that is exploding due to immigration and third world style reproduction in ghettos of pakis. Supply is limited and demand is growing. Everything is smaller here because there is less space to build, less infastructure to get building supplies around cheaply and less building materials, less contractors, the list goes on.

Zoning / planning permission laws also make it almost impossible to homestead legally and diminish buildable land even more for the average person, creating a monopoly in housing for huge corps.

Then the widespread part-buy schemes also stop house prices from stagnating because it lets poor brainlets buy up property when there is a glut in supply on the market.

Boomer and paki slum lords buy up shitboxes to rent out at a premium which also prices out first time buyers from the market and puts a hard cap of around 150-200k for any kind of livable house to own for a new buyer. Which means saving 20-30k for a bank to grant you a mortgage with interest that doesn't fuck you in the ass.

The governemnt's current response is to keep allowing millions of immigrants in here, give even more power to the huge mega housing corps by allowing them to build where ever they want and allowing equity for home owners to be grinded out through part by schemes and 'help to buy' which is just robbing peter to pay paul as the same people buying houses with help to buy are :

a. feeding back in to these megacorps who take a cut of the houses on help to buy which are further inflating house prices and grinding out equity for the buyer

b. being paid for with the same taxes that buyer is paying every month out of their pay cheque

Poperty prices are a function of supply and demand. There is a fundamental supply shortage in London. This will not be solved anytime soon. Property prices will continue to increase. Only brainlets buy outside of London cause it's "cheaper" - the value of property outside London does not appreciate at the same rate.

You can still buy a property in London. Let's take the example of a 2 bedroom flat at £500,000.

- Get a mortgage up to 5x salary = £200k (assuming £40k salary)
- Get a help-to-buy equity loan from the government up to 40% of the property = £200k (40% of £500k)
- £100k deposit from savings/ crypto

You now own an asset worth £500k. Now it's up to you to either scale your salary or investments to move up to the next bracket.

You need to perform a cost-benefit analysis before making such ridiculous statements.

In the example I gave above, a £200k mortgage will cost c. £450 a month. If you add on £1,500 per annum for service charge/ ground rent, your total expenses are £6,900. To rent an equivalent property would cost around £21,600 a year - you save £14,700 and have equity in a property.

Now let's assume there is a 30% property crash. The value of the property would fall from £500k to £350k. Your exposure to the property is £100k deposit and £200k mortgage (£300k) so you would temporarily lose £90k (equivalent to 4.5 years renting). You should also factor in that the 40% help-to-buy equity loan on the £500k property would also fall from £200k to £140k, because the loan isn't fixed and goes up or down with the property.

Also, your flat falls from £500k to £350k. So do all other flats. Your purchasing power is the same. I don't see an argument for renting.

I'm not saying it's a great situation. But are you telling me you'd rather pay £1,500 a month to rent and build no equity? That's just retarded.

This is just an outright lie. Look on rightmove and you will see the majority of flats are 120-80 years. Especially in london. If you go to 1 million pounds + you begin seeing them at 999 years.

>Ground rent and service charge costs around £1,500 per year,

Depends completely on the freeholder of the building. The average maintenance is 1-2k per year, average ground rent is 30-100 per month. I was exagurating but the fact that you even have to pay it on a flat you own is absurd. Also note that freeholders can jack up both of these charges after you have bought.

>doesnt address the fact that you do not truly own the property and have no power in amending it

It's not a lie, developers don't typically sell new-build flats with 120-180 year leaseholds. Most new-build flat developments have 999 year leases. As with anything in life, you have to DYOR and find the best.

It's true that ground rent/ service charge depends on the freeholder. But it is still much, much less than renting. And you have a lot of power to request audit statements for completed work, you can even come together as leaseholders to buy the freehold or alternatively to form a management company and procure the services yourself (in extreme cases that you're being ripped off).

It's true you can't amend the property, but there's not much reason to amend a 2 bedroom flat. You just buy the fucker in a good area and sell it a few years later, and move to a freehold house in London. It's a stepping stone.

This is the future of property ownership in the UK. Tiny houses are the only things millennial and zoomers are realistically gonna be able to afford. The average wage is £25k and the banks will usually only lend you 3x your income maybe 4x if you have an excellent credit rating. What house or flat can you buy under £100k? Fucking nothing.

Take the tinypill. Also pic related is currently for sale for approx 1 BTC but sadly I don't have the coin. It's basically equivalent to a fully furnished 1 bed flat/studio that you might pay £800-1000/month to live in where I'm from.

this is a nothingburger. Freeholders know that the chances of every tennent of the building having the capital and means to do this is close to zero. This law doesn't protect leaseholders in the slightest. Same with audits for completed work, which are so easy to get around for the freeholder that they may as well not even be an option.

>It's true you can't amend the property, but there's not much reason to amend a 2 bedroom flat. You just buy the fucker in a good area and sell it a few years later, and move to a freehold house in London. It's a stepping stone.

You do realize that as your flat's price rises so do other properties in london right? Also amending a property is one of the ways to increase it's value, you're taking out a valuable tool to increase your investment. You also have paid 400k for an asset you technically do not even own and have no power over. A freeholder is still able to get you kicked out of the property (it is harder but it can happen). You paid 400k for a flat and cant even put a fucking shelf up on the wall without speaking to your landlord first.

>Your advice of buying a freehold outside of London - I disagree with as they barely go up in value. Whereas flats and houses in London make good investments.
they go up at a similar rate, london flats / freeholds are just inflated by arond 40%. So sure your value goes higher , but you are also paying more in with a more expensive property in the first place so how are you gaining anything?

if you build a fence from 2x4 and wire it is relatively cheap. It only needs to be there to deter people from walking through and you can call the cops for tresspassing if anybody does bypass the fence. Or get some temp fencing. Either way it can be done, it is expensive i admit but to secure a house on 30 acres of woodland (you would only need to build the fence in the acre your house is on) it is worth it.

They do. Bongs hate bongs too, just the different class of bong that they are. Class divide here is massively ingrained in our culture. People are earning £40k+ salary and driving a slick car and call themselves "working class" still. You get kids out of a prestigious university with no job, no prospects and no hope working part time in a café or factory, who would never consider themselves "working class" or blue collar.

Us bongs had problems, but the failure of mass middle eastern immigrant integration in failing industry cities compounded it.

also if you were unaware, you can apply for right to reside 4 years after building a permenent low impact dwelling on a plot of woodland or field. You are not allowed to hide it but you can hide it really by positioning it miles away from anything and inside thick undergrowth (which you clear out after the 4 years) As l mentioned, some twat can fuck it all up by complaining within those 4 years but the chances of that are low.

Fair enough but I still think if you build the fence around a very small area someone roaming the area will guess why it's been built. Also 1 acre is pretty small chances are they could see your house from the fence.

Still your plan would be much better with a tiny house as recommended in my earlier post because then you aren't risking everything if you get caught. You just buy another plot of land elsewhere, move your home, and try again.

Also why would you call the cops if you're trying to hide your house from the authorities? Trespassing on land is a civil matter all they can do is ask them to leave, after which point they will then report you ol.

if he lived in the north he would be making £40k, which is reasonable

Eastern europeans usually share a flat with 20 other people, work for a few months then spend their earnings back in their home country, so it's a non-issue.

What do you lads do for work? I've been unemployed since dec. 2018 and I'm finding it impossible to find work again
I don't have lots of experience in one field, as I have changed jobs a few times. I've also had other commitments (carer) so I haven't been able to focus on a career

It's not an attack on you, more on the kike system in place. House priceses rise, but wages don't rise at the same level. Thus descendents of your kin don't get on the housing ladder. You are reacting to my statement as a personal attack for some strange reason when pointing out the effects of the system. Hence there becomes generational warfame (millenials and zoomers against boomers and gen x), instead of generational unity as those of age are viewed as having knowledge to pass on.

Yup. They could do this 10,000 more times and cause less disruption to the average American. I live there and we didn't notice till we heard about it in the news, and it was a mile away. Meanwhile, entire neighborhoods that have been heritage American(black or white) for a century have to be written off because they've been trashed by immigrants who don't understand littering is bad. No one but the criminals and scam artists aho worked there was affected by that little temper tantrum

Contradictory post. You're going to end because you are not the first in anything anymore. You're a sad broken race, not even worth hating.

It's expensive because it's a reliable investment, people with more money than you need to protect their capital, retail banks can print money for themselves when they give out a mortgage loan, the reliability of investment vehicles is declining because the rate of change is accelerating and the concentration of capital is increasing.

>> No.26085971

It's also expensive and always going up because property owners are incentivised to keep it that way and they are the people wealthy enough to bother making political donations. Historically that was homeowning families supporting cunt tories who promised to protect their neighbourhood and therefore property value from muh foreigners and criminals. Now it's increasingly corporate entities that own the housing stock plus a few global-level anomolies like royalty and oligarches who can stash their stolen wealth in UK property. These entities are large enough to capture the whole political divide, which any smoothbrain can tell is quite clearly fucked and presents no credible alternatives to the howling fucktards who show up on tv to repeat made up nationalistic bullshit to entertain and relate themselves to the plebs who dimly remember hearing this shit in primary school and think it somehow has something to do with their identity

This, but it's mostly zero interest rates and massive de-valuation of the currency via QE. How more people don't realise they are being robbed by central bankers I don't know.

Do an electrical apprenticeship lad. Community is what is lacking in today's day and age. You can bag them out pretty quick over there I've heard. Do this and then move to Australia to a city outside of Sydney. It's a no brainer m9
