Zoning / planning permission laws also make it almost impossible to homestead legally and diminish buildable land even more for the average person, creating a monopoly in housing for huge corps. Then the widespread part-buy schemes also stop house prices from stagnating because it lets poor brainlets buy up property when there is a glut in supply on the market. Boomer and paki slum lords buy up shitboxes to rent out at a premium which also prices out first time buyers from the market and puts a hard cap of around 150-200k for any kind of livable house to own for a new buyer. Which means saving 20-30k for a bank to grant you a mortgage with interest that doesn't fuck you in the ass. It's expensive because it's a reliable investment, people with more money than you need to protect their capital, retail banks can print money for themselves when they give out a mortgage loan, the reliability of investment vehicles is declining because the rate of change is accelerating and the concentration of capital is increasing.
It's also expensive and always going up because property owners are incentivised to keep it that way and they are the people wealthy enough to bother making political donations. Historically that was homeowning families supporting cunt tories who promised to protect their neighbourhood and therefore property value from muh foreigners and criminals. Now it's increasingly corporate entities that own the housing stock plus a few global-level anomolies like royalty and oligarches who can stash their stolen wealth in UK property.
