real estate is a cash cow if you do it right
being a landlord is all about discrimination
discriminate for better tenants

I'll give you my trick:
your property is never 'for rent'
instead, you are 'accepting applications'
this way you can choose the best tenant, not merely the first one to show up.
it might sound like a subtle difference, but it isn't.
its better to keep your property unoccupied than to have a bad tenant.

you're welcome

Yeah it's dumb, but I at least respect that they have some skin in the game. Subhuman tenants don't pay rent because they have nothing to lose. typical low-IQ rentoid. Any form of rent control just distorts market forces and makes it less desirable to build rental stock as the returns you can achieve on development are artifically capped. Lack of new supply = rising rents.

Not that I'd expect a rentoid to understand economics. You just don't like having to pay money to live somewhere and take your pathetic frustrations out on the landlord since they're the most direct point of contact. Rent's still due on the first.

>My apartment was built before WWII.

this is common in a lot of cities because it made more sense back then to build purpose-rental apartments. In most major metros the math no longer pencils with the cost of land and entitlements since cities are full of NIMBYs. That leads to a lack of supply, which over time leads to supply shortage against rising demand = rising rents

>There’s new development going up outside my window

And I'll bet its targeted at the luxury high end because that's the only segment of the market where for-rental development had started to make sense pre-pandemic. That's the segment that's been hurt the most through COVID which means you'll see less of that going forward.

Stabilizing rent at all is retarded because you're just distorting market forces and it only ever ends up working for those lucky enough to scoop rent stabilized units.

The problem is that with rentals you can “afford” better quality housing. Who wants to pay the same in a mortgage for a one bedroom when you can have a two bedroom? Who wants to buy a crappy second hand car when you can get a BMW with a nice balloon payment for the same repayment? Then even better after 4 years they will “purchase” your BMW and you can get a knew one!
People live beyond their means and even though the other guy is a condescending douche he has a point. He has suffered for years to afford his second property but he did that suffering and is not looking back. I sacrificed a lot of cash for the down payment, shoulder some risk, perform or pay for basic maintenance, and pay for utilities. Ironically, rent prices in major cities frequently do not cover the costs. The real value in landlording is not the shitty rent checks that you'll end up spending to repair whatever the tenants inevitably break, it's the appreciation on a property that pays it's own mortgage. You know that you can just move out to a cheaper city right?

Imagine that everyone in the US wanted to live in a single city. Rent prices would skyrocket, because only the richest people would be able to rent a house (there is a finite number of homes and space available). There's no good way around this. When people stop buying/renting houses at that prices, the price will lower.
