Maybe im naive but these seem like gold mines. Cheaper and easier to maintain than properties people live in. Especially with increased consumption and rent prices. People will inherit their boomer parents shit that they cant throw away cause of sentimental value and or soibois dont want to throw away funko pop collection for wife. More shit less affordable space. I hear a storage unit needs to be at around 70% capacity to be profitable and increases overtime as people forget they are still renting something from me itll just be another subscription bill on their bankstatement hidden away by netflix,disney +,amazon prime,gym etc

Nope Dave Hester sells online and has a warehouse of stuff. He had an auction house and directly competed against my dad back in the 90’s. He still comes to the sales but I’m closer to his brother Joe. Brandi and Jarod did have a thrift store until they sold it and Darrell made his money via swap meets and eBay. The only “cast member” was Barry but he made a shit ton of money in the produce business.

But you have to worry about maintenance, insurance and liquidations as well. In California at least even if they don’t pay for 6 months they can take you to court for selling their property. It’s a pain in the ass. I wouldn’t build one due to the market dominance they have in their local area. You really kinda need capital for it

The pay in is known as a buyers premium (15% typically).
And though you filling the units is not illegal, normies are not your primary customers, resellers are and they can drop up to $30k in one sale and not think about it, but they won’t for you. They’ll be conservative at your first sale but once they see it’s literally only $500 worth of shit, they won’t come back, also they’ll know you filled it because legally you have to state who owns the units in the legal sale. Once they see it’s owned by the facility, that’s a huge red flag for buyers.
