A few days ago I was looking for some ag businesses that were for sale, and one that I noticed was a listing for a maraschino cherry processor. Despite America being the second-largest producer of cherries in the world (behind Turkey), there are only four maraschino cherry processing facilities in the country (potentially three, if this guy can't sell). It was a fun thought experiment to think of what that would impact, should that business go under. My primary thoughts were Dairy Queen or similar desert companies, which are already being hit by lockdowns and winter (fewer people were going out for ice cream, and no one buys ice cream during winter). If a company were to vertically integrate and buy that processor, they'd have very little competition in terms of leveraging prices to suit their needs.

That seems line a scenario that's pretty far from the average, wouldn't you say? Not that you couldn't, but most mortgages are 30 years, and most people don't pay them off any faster than they must.
Still, raising interest rates shouldn't really be a concern, because it's only going to happen if there's rising inflation. More inflation should mean higher salaries, so the increase in mortgage payment is offset by increased wages. Add in that most people who are currently working will be making more money in five years (due to promotions/seniority/etc), and the fact that adjustable rate mortgages are only a slice of the mortgage market (most mortgages are fixed).
