Real estate is more likely to bring you success, but that’s incredibly risky too. I started a small company a few years back with some friends in the architecture and construction business where we buy empty lots in our town and design, contract out, and build our own multi-family properties for income and it’s gone quite well. The biggest hurdle is having enough insurance, because everyone is trying to sue each other in the construction biz lol.
We don’t want to do this forever though, and just make enough money to cash out and invest into less risky avenues.

I think both can be lucrative if you know what you’re doing. Anecdotal, but I know someone who switched from nursing to get a broker’s license and sells real estate making way more money than they did before. Minimal education required. Helps if you’re in a market with a lot of appreciation.
Landlording can really be a pain in the ass, and is honestly only worthwhile if you have a lot of units going at once. Something like 6 units or above minimum. Many will flip smaller properties until they have enough money to buy a larger multi family property. My business is in the developer side where we design and build our own properties from scratch. Biggest hurdle there is raising the capital, so we try to do all the planning and design work in-house to keep costs low.
