Sup biz,
I’m a semi wealthy trust fund kid. I have $410,000 invested mostly in American mutual funds and about $35,000 in a Roth IRA all of which is invested in VTI. When my grandparents die I will likely get a substantial amount more in inheritance, but it’s impossible to say how much, conservatively maybe $250,000. I’m a 25 year old grad student and I’ve never had a full time job.

My goal is to work the least amount possible (preferably none at all) and still have money to travel and enjoy my hobbies and enjoy a comfortable living situation. I’m not interested in having children or a wife. My question is how I use my capital to make that happen. I’ve considered doing something like buying a trailer park with a manager already in place, or buying property in an industrial park to lease. Or, moving the money I have in mutual funds into stocks for hopefully better returns.

Basically, I’m 25, I’m gonna have about half a million dollars soon, if you were me what would you do to avoid having to work and enjoy a modest lifestyle. Anything having to do with crypto I will completely ignore, sorry.

I would say the best way to not work is to keep your desires humble and make it so you don't have to spend a lot of money, but you're clearly going for a more exciting lifestyle.

The ROTH IRA is a great spot to put money in. That'll be a growth fund that'll do nothing but make more money for when you want to truly retire or have major expenses like a house.

Moving on the the income investments, it's a good idea to keep your funds diversified, which I see you already know. Real estate investment with a business already on it, like a trailer park, is both a sound growth investment while making you income.

Perhaps look into house hacking so you could live in your house for free while renters pay off your mortgage.

Consider opening a Health Savings Account (HSA) as deposits, withdrawals, and earnings from these accounts are tax exempt. It's a fantastic tool for paying off medical expenses.

After that, I'd personally try to start businesses that can make money without constant maintenance. Online services and making your own ATM networks are some potential ideas. Owning real estate that is then managed by somebody else to collect rent is another option.

I should have been more specific, I was using trust fund kid as a blanket term for someone with a silver spoon, my money is mine to do with as I please now, I could cash out all my investments (except for the Roth IRA of course) and blow it all on coke and hookers if I wanted. Also, the prime rate being at 3.25% (and the fed rate being at 0.25%) does not mean I can walk into a bank and mortgage a house at 3.25%. Not to mention, getting a mortgage without a steady source of income isn't something banks really do, I could probably get away with it for one mortgage but no way in hell ten. I'm getting my master's in accounting. I hate accounting and I hate working in general. I really just entered the master's program to avoid having an obligation to work.
