Well if your dad is rich and is setting you up to make it you should probably follow his guidance.

How much is the deposit? It sounds like an awesome head start on life. I'd be a little nervous paying almost 50% of my income on housing but once it's done you have all that equity.
Renting a bedroom out for $400 or $500 per month would help relieve some of the burden and give you some breathing room.
