Have you guys refinanced during the pandemic?

I'm currently on a 30 year mortgage with 3.375% interest. I talked with my loan person and he said I can go down to a 15 year 2.7% interest loan. It'd be an increase of $150 a month which I can afford.

Have you guys gotten lower rates? Have you had any closing costs / appraisals to be done with the refinancing?

Just pay extra on your own and save the processing fee. In fact ask him what the processing fee is and just put that into next months payment. You just saved yourself a few thousand.

I heard if there are closing costs, I could just work it out so it goes with the monthly payments so I don't need to pay out of pocket immediately for closing costs.

Just watch the fine print. I attempted to refi an auto loan note last year. Got a lower rate, but they threw in some bullcrap extra charge that would have meant I would have payed more overall apart from principle. Banks can be sneaky man. If you can do it, and it matches with your financial trajectory, I'd say go for it. However, I don't see why you'd go with a lesser term length, considered the TVM=150*(interest you make on investment)^180months

Could also just use a present value formula. This is why I am financing my current automobile, I can invest the extra cash I don't pay, and outpace the interest/snowball growth quicker.

IF you have good credit I would check with some other agents. Just got my closing documents on a 30 year loan 2.25%. After STA reaches $1 I'll pay my mortgage off! But for real, 2.25% is where you should be.

True. I mostly want to get rid of the debt as fast as I can. I also understand the school of thought of investing the money in stocks / mutual funds instead as it would give me a better return.

I've lucked out. UK is about to go into -ve interet rate and my mortgage is on a fully flexible 0.49% tracker (ie base rate plus 0.49%)
If Bank of England rate (who set the rates for all the banks) set the rate to minus a half pc, my mortgage is then interest free, and i can postpone paying it off until the end of the term (17 years form now). If it goes below even more negative, get this, they have to start paying ME, or reducing my principle by an amount each month. I've checke my t&c's and there's no 'collar' on it, meaning they have to abide by however low the rate gets. I'll be being paid to live in my house for free.
