You can't reject based on race. Run background checks and verify income. Ask for the last two paystubs. Running credit can be worth it depending on the property time. If it is a cheap property than too strict a credit threshold is going to cut into your tenant base. Just make sure there is no eviction history, and if there is an eviction make sure they have a good explanation. This will filter out pretty much all bad seeds, black or not.

Also, treat your tenants well and make an effort to get things fixed for them quickly. After they move in, ask them how they are liking everything etc. Contrary to popular belief here, the vast majority of people are very decent and they will respect your property if you treat them like human beings.

yeah if you only have 1 property you don't want to hire a PM. Once you scale up it can be worth it. It's also good to self-manage for at least a while just for the learning experience really. It will give you a better idea of what to look for in a PM
