I bet you could start some kind of mail-order or delivery business. A power washer truck and trailer is like 50k plus the truck and you could do at home car detailing. 5 cars a day at $125 per car adds up quick. Two guys run a truck at my office and they turn out 30ish cars per day.

Buy a duplex using a mortgage. Money is free now. Live on one side and rent the other. Gradually improve your side. Once finished, do not renew the tenants lease, or raise rent to the new market rent rate for your side. If they accept great. If they refuse and leave, then move into there side while renting yours at the new higher rate. Fix up the other side, rent it at the higher rate. The value of your property has increased, as the value of an income producing property is based on the income it produces. Go to the bank and use your now higher valued duplex as collateral to obtain a loan to buy another duplex. Repeat until you have 50 rental units. Retire.
