Assuming there's any internet infrastructure there. A lot of these dying towns or backwoods houses don't even have copper wires or proper cell towers for internet service. Personally I have been considering moving to a rural location when I finish my degree. Would make things a lot easier to get into the property market from a younger age and I can always move back to the city if I don't like it.

You can move to tiny shithole smalltowns with (actually) no jobs, or only offering realistic employment with one company (ie, a paper mill, meat processing facility, potato plant, etc) for really cheap. I feel like WV could be high risk/high reward real estate investment. If shit really starts to hit the fan, retirees might begin to flock to these white, mountainous, isolated locations. well dont buy rural vegas desert property unless you plan on living there. not exactly a hot market, except for mesquite which is where golfbro boomers retire to. that area is expensive, and unfortunately boulder city rarely has property for sale. everyone living there plans on dying there and they dont sell often, plus severe housing development restrictions to maintain the personality of the town.
