My tip, if you want to buy a condo on the Miami coastline, go a little further north of Miami Beach (like surfside, bal harbor, sunny isles, Hollywood beach).

I’m not even some some right wing nut job, but Miami Beach itself is literal degeneracy. It’s gross and overwhelming and dirty and kind of frightening at times. But if you go north like even just a couple miles it’s super chill and totally beautiful.

No. I actually was planning to earlier this year but I moved for job so was busy with that then covid happened. I am going to. But I lived in New Jersey and love beach life, used to go to the beach every weekend in the summer when I lived there.

You think I can buy something decent for 300k range? Condo fees seem like a pain though. But I guess it is expected. I looked on zillow and seems somewhat cheap but then condo fees are 500 a month. Also I read that south Florida real estate is overpriced. So don't want to buy something for it to crash 20+% in a year.

How are the boomer going to create a housing boom in Florida if millenials aren't buying their original homes. Some boomers probably have some liquidity where they can hold that unsold home and purchase a new one in Florida. But I think boomers are going to finally reap what they have sowed. You're underestimating the purchasing power and sheer number of boomers. Wealthy boomers can take a hit on their house and buy a new one. For instance my parents bought a house 25 years ago for 150k that is now worth 450k. I think the price will plummet to under 300k soon but they also have plenty of capital invested in the market. They could afford to move to Florida still if they wanted after the crash. And they're just middle class boomers. Theres so many millionaire boomers that can and will move to Florida to retire. It's not that millenials cant afford the houses they just cant buy them at their current evaluation.
