No problem man. It helps to consider the nature of leveraged ETFs to get an idea of how to time them best. To wit, a bet for SOXL is a bet against volatility since SOXL performs best in a low volatility environment. Incidentally low volatility usually means rising prices and high volatility usually means a crash like in March. A good way to visualize it is with a 200 day moving average. If the price is above the average, volatility is typically low and the environment is good for leverage. Below that average is bad and leverage works against you.
The answer is this: put a 200 day moving average on the underlying chart, namely SOXX, when SOXX is above the average, go all in SOXL as that's when you'll get the best results. When SOXX is below the 200 day moving average sell your SOXL until you're back above.
If you look at SOXX with the average, you'll see on March the 9th we went under the average. The SOXL price on that day was $172 and on April 14th we went back above when SOXL was $117. Had you bought and sold on those dates you would have missed the worst of the bottom and gained 30% more shares to boot. But look at the SOXX chart and notice the price was roughly $222 on both of those dates. So why was it better to sell on the SOXL chart and why did it gain 30% versus being flat on SOXX? Because volatility was increasing, working against SOXL when you sold but decreasing, working for SOXL when you bought.

A longer winded answer: leveraged ETFs are based on some underlying ETF and are rebalanced daily. UPRO for example is a 3x leveraged version of SPY. So if SPY goes up 1% in a day UPRO will go up 3% and vice versa if they go down. The practical result of the daily rebalance is when you start on day 1 with 3x leverage, as the price rises your principal appreciates. So if you had $100 and borrowed $200, the appreciation of the $300 worth of SPY would be added to the $100 so at the end of the day you have $103 of principle but still borrowed $200. With daily rebalancing, Instead of starting the next day with a total account of $303, you instead borrow a little more and have $103 principle and $206 of leverage putting you back to the 3x you wanted. So when times are good your account accelerates much faster than if you had borrowed the original money and then never rebalanced. CURE is the 3x leveraged version of the S&P Biotechnology Select Industry Index (pic related). We only have data going back to 2015 but it's done reasonably. A bit of volatility and that can hurt but if you strategically buy and sell CURE based on volatility. Maybe put a 200 day moving average on the SPSIBI and when the price dips under sell your CURE then when the price is above the moving average buy back in. With that strategy I think you'll make big bucks with CURE going forward. Just make sure you don't hold to the bottom should things go south

Vanguard is pretty gay. They don’t charge for trades now but it’s a completely outdated infrastructure. You also can’t do options or buy leveraged ETFs. I used to just DCA into an index fund but now I just do my own thing which is bigger buys at once on vanguard with no fractional shares and then I DCA into my memefollio on M1.

We've had bouts of inflation before. I'm not particularly worried. Most large companies have significant international exposure now which hedges them against declines in the dollar.

That said, I'm trying to get into real estate. I like that it can be stable, hedges against inflation, and can be purchased on leverage without getting margin calls. Plus there's a lot of tax benefits

I'm not a CPU engineer but I think they just make the traces taller. Like they turn them into valleys so the signal from one is gated by a wall from the next one over. Something like that. Maybe not since those aren't really traded directly. They are more of a side effect of the actual buying and selling of the regular product. If you are looking a something that tends to go up when stocks go down I'd suggest TMF. That's the leveraged treasuries and they perform quite well in the long term as well as inversing stocks reliably. That's a much better bet than say SQQQ which pretty much only goes down and is very erratic to boot.

Take a look at that TMF or maybe DCA into SOXL/TQQQ and see how it goes. I have an IRL buddy that's doing that as we speak
