If you are willing to put in the time and effort you can build a small budget home yourself for the same price and it'll be of actual quality. You'll get your hands dirty and the frustration sometimes will be much but in the end it is worth it. Not many things in life better than living in a home you designed and built

The parts of houses that nickel and dime you are not the base contruction (foundation and primary structure). Its the siding, windows and roofing. All the shit that needs replacing over time, even if your house is 100 years old or 20 years old.

I wouldn't buy a modular house from China.
There are some quality manufacturers in Europe that I would consider.
For example:

The houses from above all comply with EU building regulations and have high U values and energy efficiency ratings.
If I were building a one off house I would seriously consider one for the reduced construction cost and build time - except that the retarded planning system in Ireland makes acquiring planning permission to build a house an expensive and almost futile process.

Architects only design it. Obviously I'm more familiar with construction than somebody outside of the industry but I had to learn the actual physical process on my own like everybody else. You could hire an architect to design a home for cheap and give you plans and then construct it yourself, you'll be on the same level as me at that point when I was starting out. You think architects know how to lay cement or build a roof? Once you have the plans you start on the same information as everybody else that isn't a contractor
Check out youtube and a few tv shows, there are tons of people with no experience going about this. It's rewarding

That is the bullshit architects deal with. Just do a general design yourself and then give it to one to do the other boring ass shit we have to learn for our license. Simple work like that is not expensive and depending on where you're from it's a requirement even if you already know the building code. They'll give you useful design suggestions too

going through the Aussie series of Grand Designs rn. Its therapeutic vicarious living, to negate the fact I'm a lazy fuck. I'd love to build a house, but, even the TV featured admit, its stressful as fuck, and budget overrun is normally in the region 30-70%. tldr, its not and never a cheap option, especially when you've zero idea wtf you are doing

Firstly, the biggest determining factor of house surivial is that it is occupied and maintained. Multimillion dollar mansions with top notch construction have become unsalvageable because of neglect. Next is material. I own a few Victorian era houses I rent out. They all have a insurance replacement value in excess of six figures above their market value. Literally the materials used to build them would be so expensive today that they couldnt be feesibly built, economically speaking. Its not just the massive ammount of brick and stone work, the lumber quality from that era blows away the stuff today, everything is old growth and twice as thick. Stuff you will not get today unless you are doing high end custom builds. There is a bit of survivor bias here of course, cheap shitty houses from that era have all been destroyed and replaced. We just dont know which modern homes today are the ones that will last 150 years from this point, but I know my houses certainly will. Im somehwat sceptical of mass produced housing durability

99.9% of wheeled housing will be worthless and destroyed in 100 years. The 0.01% that survives will be stuff with artistic appeal like vintage airstream restorations/restomods, and highly custom high-end one-off constructions.
