Forbearance wave will hit at the end of this month, the much bigger wave will be at the end of the year. I say wait and scoop up a forclosed home or HUD home for cheap. I dont suggest buying more than 2, one for yourself the other to flip or rent out to the retards who couldnt afford to pay the mortgage.
The supply of the market is low atm and with ~10% of people not being able to pay there will be a flood of home, i think, on the market next year. Naturally prices will fall not sure how much but they will go down.

Housing prices have remained stable (at least in my market) because supply and demand have dropped equally. I feel like we are at a new floor for the most part given the amount of money that's been printed – starter homes are going to go sideways for awhile IMO. It probably won’t dip much, if at all. Interest rates will stay low the rest of this year, and at least through mid 2021. This isn’t like 2008, a lot of people have equity in their homes. If they lose a job, and somehow can’t find another one for 18 months, they will sell the house before the bank forecloses. Everything is very location dependent. If you have the funds and want a house now, I’d say go for it. Inventory will remain low though until there’s a vaccine. People don’t want to move in this current situation unless they absolutely have to. So if you’re picky on your house, save more $$ and aim for the spring. But also know, there will be more buyers then as well. There won’t be big discounts, no fire sale. The waiters that lost their job at Applebee’s weren’t going to be buying houses anyway.

The banks have no incentive to foreclose on such a massive amount of mortgaged homes, as they won't recoup their initial mortgage investments if they house prices crash from a tsunami of auctions.

They need to keep house prices high and the market semi-liquid to remain solvent. They will keep extending payment holidays for a couple of years allowing the hardest hit a chance to downsize and protect their assets.

Houses will at most crash another 10%, because anymore and they lose big. They would rather print the problem away after another 10% drop.

TLDR; mortgage holders are too big to fail.

Alright OP, I'm a disgusting coomer. I admit it and its an issue. That being said I am going to explain to you why it won't go down. When the fed prints more money, your purchasing power decreases. What does that mean? It means that the house that is bought at 250k is now "worth more" not because its gone up in value, but because its matching the supply of money in the economy so its essentially still the same value it was a few years ago but just looks like its worth more because the money you earn does not increase like the value of assets does in relation to the decrease of purchasing power.

In short. House value stays the same, it just looks like its gone up because it has to match the influx of new money being brrrr'd. And you don't get any of that new money.
