3. Secondly, my risk is centralised. Is EU about to fall apart and Russia to invade or something like that - my business goes to shit, my investment down the drain.
4. Too much work to find renters. And IRS is cracking down on rent business, you need to pay tax on everything now.
5. Over time due to amortisation real estate is actually worth less. Ok, it might (MIGHT) inflate due to real estate bubble, but as a property it requires upkeep and it doesn't compound or get BETTER over time, only worse.
6. Stocks, on the other hand, are LIQUID and COMPOUND and IMPROVE over time. Global productivity rises, so if I have 1 million in stocks I can:

8. Over time reinvest and make more due to div reinvestment plan type of ETF like VWRA.
9. Stocks are liquid so if I really need money I can sell a small chunk of them.
10. Diversified. Even if US goes to shit I hold international (world stock) so as long as there is no WW3, should be fine.

So yeah, please tell me how I'm wrong about all of those things, I'm honestly open minded to real estate, but when I look at it this way it just doesn't make any sense to me. Am I not seeing something?
