3, maybe 4 months down the line. Total shot in the dark, but If Wells fargo is willing to forgo 3 months of credit card payments, banks will probably allow a small period to forgive mortgage payments up until a certain point.

There's still too much upward pressure from real estate knife-catchers, though.

I cannot predict the future however I can give you these tips
1] Get prequalified, or have your cash ready
2] you will have to do alot of your own home work, as in analyzing average cost of the homes you want, area cost, features, year built etc.
3] Currently I see alot of homes being for sale, I would say if you wait for a crash or later when people get even more desperate you can probably get a better price considering right now real estate is near its peak possibly, and depends how economy holds up.
4]Might want to wait till fall/winter there has to be confirmation that shit will get fucked first then you can act on people panicking.
5] examine how long the house has been listed for longer periods of time might consider a low ball offer.

Inventory is shrinking as people are not listing due to uncertainty keeping prices up.

Just remember that the house always wins. Even when the real estate market crashes, it won't mean we get to finally buy homes for reasonable prices. For one, TPTB will do everything they can to prevent the actual for-sale house value from dropping as much as possible. Banks with foreclosure properties will take them off the market and only offload a little at a time in order to keep scarcity up. Boomers will stubbornly HODL their "investment" properties and refuse to sell until some ridiculous and arbitrary value that will never happen.

And most importantly, in a housing crash, the banks will basically refuse to give anyone/everyone mortgage loans ANYWAY. So even though the property will finally be more towards a reasonable price, you won't ever be able to get a fucking loan to buy one in the first place. Not unless you have a massive down payment and perfect credit, and even then they'll give you a completely kiked interest rate. That's what happens during recessions, it's a lose-lose anyway.

Real Estate Prices were propped up by the widely available credit. As we move into a recession and possibly depression credit will not be widely available. Especially in locations where a starter home requires a jumbo loan. The pool of buyers in these locations will get dramatically smaller. There won't be hyperinflation because banks and financial institutions will hoard the money in order to shore up their own balance sheets and regain profitability.
Banks and financial institutions will start hoarding money in order to shore up their own balance sheets and regain profitability. Meaning banks strict lending on jumbo qualification are here to stay.

Only the top 5% making 250k annually with 500k+ in savings will be able to take advantage of the low interest rates with jumbo loans.

On top of that people who went on forbearance with jumbo loans do not qualify for the cares act. Meaning the banks can do whatever they please once the forbearance period comes to an end.
