Every day these same posts get made with a different number attached. I’ll run through it one more time for you anon. Assuming you have good credit and a good job, that $1m at 70% LTV and a 5% cap rate would profit you around $115k (assuming all pass throughs to tenants via NNN leases). Assuming misc operating expenses, let’s just say you walk home with $100k/year as a landlord. Now, you could be satisfied and live off that for the rest of your life as your property appreciates around ~1.8% a year, or you could roll over that capital into a new deal end of year 5 and repeat the process. I know there are a lot of poor commies on here who hate landlords but there is literally a reason every rich person has it in their portfolio. This is obviously a super simplistic example and a proper DCF should be conducted to determine actual feasibility but you understand where I am coming from.

Want to know the secret anon? Commercial real estate. Residential real estate features the same issues you discussed, tenants trashing the place, squatters, etc. Commercial Real estate tenants are leasing your space to do one thing and one thing only, run a business to make a profit. They don’t care about paint color, tile chips, etc. They are there to turn a profit. I make my tenants sign personal guarantees as well, meaning they cannot refuse rent then duck behind a legal entity like an LLC. I’ve had no issues with my tenants, most rent for 5+ years at a time. All have biannual rent bumps of 3%. Just cover your ass and you’ll be fine, sounds like your buddy had an informal agreement with a renter and it backfired. The best part is if you truly cannot take it you can just hire a property manager. They’ll skim 2-3% off the top but all you literally have to do is collect the rent check from the property manager.

makes sense. you'd have to be careful which businesses you let use your space though? like, a lot of sole trader businesses never make it and that could be a headache to have to go through. I'm pretty sure property managers take a lot more than that though. I knew a guy who is a professional athlete now and he just lets property managers take care of like 3-4 properties he has and he gets paid so much that I guess he doesn't give a fuck if he's not earning much from the rent, but it sounds too good to be true. passive income can't be that easy

i lived on a catalina 27 for 4 years. saved shit ton of money, sailed all over the sf bay on weekends, grilling, drinking, fishing, kayaking, etc. best time of my life. you can go visit any marina for like $10-20 a night guest slip. i used to go stay at fisherman's wharf all the time. if you're 18 and live in the pacific northwest or some other place with marinas and waterways fuck getting an apartment, buy an ericson 27 or a catalina 25-27 or 30, heck you could do it with a tanzer 22. you can scoop up one in working order for 3-7 grand and have the best time in your late teens and early twenties.

sailing lessons are a meme, i learned from youtube, sailing books and just taking the boat out little by little.

you'll have to make sure it has strong standing rigging and have someone who knows boats help check it out with you. but over time you will learn everything there is to know about sailing and boat maintenance living on a sailboat.

it's not that expensive if you don't have an expensive boat. just don't listen to boat yards they'll try to upsell you on a bunch of bullshit. paint the bottom every 6 years, have a decent outboard motor, make sure the standing rigging and sails are decent and you're good to go. also check to make sure the thru hulls are in decent shape.

they did, like 50 of them. then, they all jumped a bus to germany, look it up. baltics are still relatively poor with no gibs, plus the locals won't put up with that shit. it's not wealthy enough to pull that kind of scheme there. you can't dump needy migrants who get gibs in a country where the locals can't even get good gibs, they would literally start killing them if that happened. it's one thing when yu have it good and they take your surplus, it's another when they take what little you have, not happening

Not true.
1 million in a short time period is huge.
A family who makes 200k+ with kids will take more than a decade to save that type of money. You're forgetting the biggest issue in making money, times consumes money. You need to live, eat, pay bills, we all have vices, people buy cars, houses, contract debt, etc. Living is actually expensive as fuck unless you go full neet and others support you. To be able to save 1 million dollars in 2-3 years is top tier.

Will follow link closely so I can understand how much should/can I leave behind, but I'm 100% cashing out a big fat chunk to live without caring about money. I prefer to cry over not making 5 million instead of 1 than making 300k instead of 1 because I held too long.

Isn't Estonia very crypto progressive?

Anyway, all I have heard about these places as far as westerners are concerned is how easily you get spotted and targeted for extortion. Sounds great! Though I'm sure the women are mouth watering, as well as the food, moving to East Europe is just not very appealing for anyone from America unless they have family there or are retarded enough to believe it will be "better" because of "muh whites". America has an almost entirely white heartland, and country living is pretty much exclusive to whites because it requires money and niggers are afraid of nature.

i say this as someone who once dreamed of moving to Poland for "muh whiteness" but realized it is mostly a poor shithole full of drunk criminal neanderthals.

Want to add that even in sf you have developers making 300k per year with ridiculous daily expenses.
>The average rent in San Francisco for a one-bedroom apartment in the city is approximately $3,500 per month,
If this fuckers are able to save 100k per year that's 10 fucking years.
Yuropoor like make make 20-30k (after taxes) per year and that's actually already in the top 20% or some shit. If i cash out 1 million after taxes (which I won't pay, or the tax itself is very low) that's like 30 fucking years if i saved 100% of my salary.
Y'all need to have some perspective how fucking huge 1M is on a short term period.

depends on who you hang around with. you can find braindead criminals anywhere as you can find decent people in most countries too. i don't really mingle that much anyway, i just like to have my space and free time to work on projects, live life. i'm not saying it's utopia, and yes parts of america are great, midwest, idaho, northern new hampshire, but for me it all comes down to being financially free asap. lower cost of living = much sooner for me and life is short. i've also got eastern european background of sorts. i just like it there better for various reasons, to each his own
