Real estate is such a stupid investment. It s just as unpredictable as the market and requires far more work on your part. You don’t have instant liquidity and you have to deal with tenants/broken appliances/utilities. You can’t protect your investment with derivatives. leverage is better used elsewhere. If you look in past cases in the US and Canada (assuming you're from there) then you will see in a lot of the cases the court ruling was that the tenant has to pay only for what's left of his lease, and the payments they missed up until now are forgiven. This is mostly true if the tenant has a problematic situation (single mother/on welfare/minority/students)
