I have 3 buildings around the same size. I’ve chopped all into multi tenant commercial flex spaces that I lease to businesses. Unit sizes are around 2300 SF, can get 8 units in. In my market I’m getting $9.70/sf NN. I pay CAM and water. When all is said and done it’s around a 9.5% cap rate when at 100% occupancy. I just rollover capital from cash flow and reinvest in similar buildings. Passive income via commercial real estate is the true redpill, low turnover, no BS tenants, competitive cap rates, ability to 1031 exchange. Good luck anon
