This is a mentality difference then.
1. You never morgage your house, or intend to sell it, unless you are in dire straits or are moving, thus the value of the property is mostly irrelevant during your life time.
2. if you are investing in real estate, you do not rent houses you rent apartments in a tower complex or something like that.

This is my one issue with the US. Treating your home as an financial asset. That should not be done. As a rule you should never mortgage your home or register it as the property of your business or something of the kind. because whatever happens, be it bad luck or crisis, or bankruptcy you will never get evicted.
