Landlord here.

Ths is seriously getting fucking scary. I own 7 properties, 6 apartment complexes that I rent and 1 house that I live in myself.
So far only 30% of the tenants has paid their rent as of today. Last month 98% had already paid at this time of the month.

I've sent out letters to all my tenants saying that they HAVE to pay their rent despite the corona outbreak, but they don't seem to have listened.
How the FUCK do I evict over half my tenants?

You're not gonna find any replacements for them anytime in the next six months.
I'm also a landlord, number one priority is using them as useful idiots to rally the governments to cut interest for landlords to zero, so you'll "forgive" the rent for the time being.
Till then, stress the fuckers. Get them to work for you.
Evicting them is like firing all your workers now when you know you're not getting any income for six months anyway and will need to re-hire them all at the end. It's cheaper just to "Stand them down".
Have a conversation with them and ask them to only pay "interest and utilities", that being what you would pay in interest for the total value of the property they're renting, not how much you're actually paying.

I'm not fussed about it, I have income elsewhere and evicting them would just mean I have to find more tenants and that's always expensive.

I had a bad encounter with eviction back in the 90s. Ever since then on day 5 I file and send a registered mail notice. Last time when it finally came together I had all their shit outside waiting to be taken to a dump. They had two days to get it but of course they never came by. Then they threatened to sue over it but never did. People are weird and dishonest, no more chances unless you want to learn the hard and expensive way I did. Act fast is my best advice. It doesn't matter, an empty rental is better for your portfolio than an occupied one that isn't paying but incurring wear and tear, usually intentionally too. Run a promotional and say that your first month is $150 off, charge the usual, then increase it by $150. It's not perfect but the higher the rent the less shit you get from tenants. The you get what you pay for meme is psychologically calming, just be sure to stay on your maintenance game so if you somehow get a good one they stay a few years.

Every single business relies in liquidity flowing. Restaurants needs customers, landlords needs tenants, gyms need people to sign up for gym memberships and so on. Profit margins for 99% of businesses is low single digits. Saving money isn't viable because you get punished for it as a business.
