Rooms for rent are going to be decreasing in value, not increasing, because there's going to be less people able to pay the prices as this situation goes on. What the government should have done instead of only giving 1000 bucks to people is offer negative property tax and maybe supplementary subsidies to landlords and property management firms in exchange for suspending collections. That way fixed costs for these businesses and individuals can be taken care of while relieving the people who depend on the rented space, whether it's some useless grievance studies major in a $1000/month studio, a McDonald's worker doing his best not to explode from overtime, the guy who owns and operates the McD franchise that poor sap works at, or the Cheesecake Factory.

with such a broad stroke the best I can say is try and find listings for similar offerings in your immediate area and expand your search outwards to get an idea of the market price. You might be able to fiddle with your offering depending on how nice of an upkeep you think you've done on your property but in general people just want to find a place to hole up in for the night so try and be competitive with the surrounding homes/rooms. Specific location is huge though because obviously your house or room is going to look more attractive if it's right next to a shopping center within walking distance or provides good proximity to say, a college or university, or even a bus stop depending on how important public transit is in your locale (which admittedly is very unattractive in current times).

I started with 10% of what I paid for my house ($120k, so I charged $1200/mo). This was against the advice of my rental management company which wanted something lower to get tenants in faster, but I found tenants immediately anyway. They stayed for two years and I forgot to raise rent at the one year mark, then left. By that time rents in the local area had risen so I bumped it up a notch when friends moved in, to 1250, which was still under prevailing rents, and then when they left I kicked it up to $1400/mo. The house is now valued at like $165k so in theory I could raise the rent more but I'd rather keep my good tenants than max out profit.

If that sounds like a lot, just see what the zestimate on zillow is for rent for your property and go with that.
