Im actually having this choice to make in a few weeks / months
Should I pump money in buying / construct low cost apartments and lease them for cheap that will have 8 year ROI or buy office space REITs, in my country, its the first time theres going to be offerings for REITs from one of the biggest landlords in my country.

long term for preserving wealth, unleveraged land & RE is king.
REITs aren't, you dont actually own any RE.
look at any multi generational dynasty & at the core is a solid holding of quality RE - whether its commercial, residential or farmland

for short term though, either borrow money at next to zero rates or wait for prices to crash.
