PE prevents massive inflation in stock prices, to some degree.

non-PE stocks inflate massively at private and public markets (TSLA SPCE etc) because there is sooooo much money out there due to massive inflation.

this inflation is in the hands of rich people so doesnt impact consumer prices.

In terms of houses, I'd expect a 3-5 year period when prices may fall. So much consumer spending is being used by means of debt, wages haven't gone up, and I don't know if enough people are going into self employment to continue demand. The boomers may start finally entering death phase by then, and presidential turmoil may be a high possibility. It's a perfect storm almost, long as dumb investors don't prop the heck out of the market and greedy property firms don't lower too slowly (assuming they would). I don't think some of these property firms even factor in TVM effected by extending the timeline too much. Very boomer esque.

I can't imagine housing not falling flat on its ass for exactly the reasons you have outlined here. Corona might free up some inventory as well. I get the feeling that housing is ridiculously manipulated by those huge firms who control the supply side of the equation - anecdotal I know, but I walk my dog through the nicest neighborhoods in one of the most desirable cities on the east coast and at least 5% of them are completely fucking uninhabited. Never a single light on inside. I checked online, they got snapped up in the last 5 years and and are literally sitting there collecting dust.

My fiancee is chimping tf out wanting to get into a house we can't afford. Shes got even more saved than I do and will not listen to reason. I am going to die on this hill if I have to but I absolutely will not be buying anything other than a cheap shithole of a house (we rent now) to limit our downside risk.

The only reason people are buying Ford is for their 7% dividend, hopefully the human waves of boomers screaming "buy the dip" have exhausted their capital and we can let nature take its course.

This stock is such a fucking stinker on so many levels.

I am surprised no one is buying this.
There's a big chance that we are at the peak of this production boom. (whether there will be a new one i dont know.)
What I do believe is that if coronavirus fades away, the economy will resume its boom until it outstrips energy supply. At which point a massive peak in energy will form with oil probably over 200 dollars.
And then the crash will come in about 5 to 10 years.
