Learn corestry. I know someone who spent a lot of money out of their own pocket to learn how to do it, but I reckon after like 3 commission it would pay for itself. Do you know how fucking much they cost.

not the typical gym around free for every idiot, more like a smaller community.
I won't have to money for a big ass gym so keeping it with a lower number and the most important basic stuff.

my idea in the beginning is to give people a personal training session in my own weight room and give them the option to train there too on their own if I am also there (sitting on the pc shit posting).

or renting the space out to other PTs who need a room with a rack and accessories.

there are enough people who do not want to train in a crowded gym (for various reason) and don't have the space for a nice rack

from there on when there is enough need, I could rent a bigger place and do it described above

Home inspections are a scam.

They pretty much only cover the appliance and the furnace in case something breaks in the first year. If your roof collapses, you are SOL. If termites, you are SOL. If sump pump fails and basement floods, you are SOL.

Usually the seller will pay for it as a goodwill closing gesture, but its not worth the paper its printed on generally.

My advice is to find a local reliable home building contractor. Tell him I'll pay you $150 for a 1/2 hour of your time to inspect the house. A good contractor knows his shit, and will spot whatever the owner is trying to hide so you can better negotiate it at closing.

You think he's gonna pay for the shit he misses? Home inspectors pay nearly as much as doctors for insurance because if they miss anything they are absolutely liable. No they dont tear walls down and check every inch of the attic because they're only there for like 3 hours and your contractor buddy isn't doing any of that either. I will never understand why people are so averse to spending $400 to have a $300,000 investment checked out.
