If it's more than 25% you're out of your mind.

And that's considering AFTER tax pay.

General rule is 1/3. I spend like 1/2 because I'm too lazy to work more and don't spend much.

The general rule is indeed a Max of 1/3 of pre-tax income, but more ideally less than 25% of post-tax income. The problem is most people responsible enough to rent an apartment with just 25% of post-tax income are smart and wealthy enough just to buy a house, so this pool of renter's is small in comparison.

0%. You don't want any debt either, this will ensure that the bank will lend you up to 56.99% Debt Sevice to Monthly Income to buy rental properties. For example, if you live with your parents and make $120,000/yr ($10,000/mo), the bank will lend you up to 56.99% on a 1-4 unit property with 3.5% down. That means like $5699/mo of debt service.

So you can get a $1M+ property in a low property tax state, and you only need to occupy 33% of the property for 1 year to satisfy the loan covenants.

I only donate to to organizations that are able to give me something of equal value in return. I call it capitalism, and unlike all the other systems that are based on anti-biological notions of social do-gooding, it actually works to reduce suffering in the real world.

Could always move to a poorer neighborhood to save on rent, but people usually hold onto staying in better locations because of all the extra benefits and opportunities. Comes down to personal choice 98% of the time, and most of the time, people will pay out the ass to not have to live with the next social strata below them. It's just how people are.

Yeah, and the only reason they aren't in your neighborhood is because they can't afford to be there. If you want safe working class neighborhoods back, the most effective thing your could do is campaign against section 8, which is effectively a program to diversify safe white working class locales. If your problem is with landlords, why don't you become one and be the change you want, that's what I did.

Reserve requirements, scalability, management issues. If you're a NEET, you can do minimal work to keep tenants/guests in check and find a good deal. To a bank $1M is chump change, and banks would rather underwrite loans and resell them to GSEs for guaranteed profit.

In a few years none of these places will be homogeneous anymore, because the Fed is specifically targeting these places with pilot housing voucher programs. The idea is they wont let the leeches choose to stay in their own ghetto anymore, they have to move to "opportunity areas". The main advantage for them is that eventually nobody will be able to point to a neighborhood and ask
>I wonder if the fact that everyone who lives there is white has something to do with the lack of crime and good social cohesion?
We will all get to live in the same low-trust, high crime, poor school performance shitholes as everyone else, and by then it will be "normal" and they will have to rename our country North Brazil.
