The only problems occur when you build something where there is no tree cover, or facing the road, or you go to sell the property, if you think you want to sell your land buy the permit but if you're an old fuck where this is your last property fuck the permit. Also you would be suprised how many places have very lax or no building codes in rural areas. Like most areas of life if you have common sense and add a shed or close in a screen porch without a permit you will be fine, but if you go off and build a two story house or a pool with no tree cover you are going to get fucked.

Went to a ranch in Oklahoma when I was a kid btw, was impressed by the fact we had to drive 10 minutes into the property before reaching the house.
It wasn't even exploited, they just had a 5-6 horses and a big ass house.

Nevada is pretty weird desu, down south is miserable desert (10 cm rain per year/46 degree summers) but there's tons of mountain ranges, some of which are gorgeous. Up north it's still arid but it's a lot cooler and generally nice looking
