Might be laziness, might be that status quo bias takes over because they are brain tired. Helps explain why people vote the same, have trouble changing diet and habits, and stick with losing investments. The devil you know. I highly recommended giving The Behavioral Investor a read. Playing the Field: Geomagnetic Storms and the Stock Market, a study of the Federal Reserve Bank of Atlanta, notes the following: Unusually high levels of geomagnetic activity have a negative, statistically and economically significant effect on the following week’s stock returns for all US stock market indices. When a solar flare or CME happens, it can take up to 2 days to impact the earth. Therefore, two days after a large solar flare we should see a drop in the stock market values for that day. From: http://time-price-research-astrofin.blogspot.com/p/solar-activity-markets.html?m=1 since I'm using data collected from points on earth rather than the sun, the effect of heightened solar activity occurs on the day of the activity.

Looking at futures right now, he likely will slip in some good rhetoric to pump the markets before they open.

It's a curious thing the US futures, they tend make the ultimate lows during the night and those lows are erased before the open. The S&P would have much lower lows last month if it was regular trading.

Again, I want to emphasize just how fucking manipulated things are if we get a sustained move lower on the open tomorrow.

It's highly fucking suspect for these things to be moving in a range like this. It's completely artificial.

Markets are completely schitzo to be making moves like this, over and over again.

We know Trump follows the futures market. His aides must have a beeper that goes off whenever futures are below 1%.

If you're asking: "is $50 enough to start investing with", then no.. not even close. I started investing with $5k years ago and even that felt like a too small amount. Years goes by fast and if you're 25 now you obviously want to see major change in your investment account by the age of 30 and that won't happen with $50 or $500.

>Again, I want to emphasize just how fucking manipulated things are if we get a sustained move lower on the open tomorrow.
How exactly? There's bad words coming from China about the trade deal and Trump are saying random shit that are lies, why would traders push the price higher when there's a chance shit heads south between the US and China? Do you consider their fighting and lying bullish or something?

The chart is too clean, that's my issue with the situation. There's no such thing as coincidences anymore.

We KNOW 100% that Trump follows the markets obsessively when they are open. And we KNOW 100% that he follows the futures market too, because the dog and pony show at the G7 was all about boosting the futures market.

He intervenes when it's about to fall below the trend line, and he feels emboldened enough to pummel China when it's near the upper trend line.

My point is, you can do whatever you want.. but don't expect to rack in even a decent amount of money doing it. You can barely open an account with most brokers with $50, not to mention that if you only have $50 to invest then clearly you're not well off enough and should probably spend your day looking for a job. I was willing to let the "take out a loan and then take margin on top of that to go all in on ETSY" slide, because I thought it was kind of funny
But you also have some long-term vesting situation set up and you're getting cold feet?
you gotta make up your mind about that job bro...
and (I want to really be clear on this) with the current economic and market uncertainty, this is a bad time to lose all your savings on a bad leveraged stock bet while also jumping ship to a new job
When things get turbulent in the economy and companies need to cut some people loose, they always start with the newest employees and the non-essential positions. Basically you're talking about putting yourself in a very sketchy position, in terms of employment and investments, right when things are getting shaky
If you play it safe and keep your head down, keep working your current job, and do something SAFE with your investment money, you can start building a solid financial position right now... but you are doing the opposite of those things.

hey bros, does anybody have an article or any advice to read about buying your first house?

like what do 'living costs' usually end up being as a % of your mortgage? Obviously you have utilities and insurance I mean, any normal house shit you need, whats typically spent on that relative to mortgage cost?

I am renting for $750 plus of course utilities right now, so my total outlay is like $900-950 a month for shelter + internet + water + electricity etc. If I can buy a house that I like with a mortgage that ends up being like $700 to the bank a month, what actual increase in costs am I looking at? I dont want to get in over my head even if it SEEMS like i can afford to buy

>> No.15472575

>>15472501
You are disregarding a large number of things. Biggest things
>repairs and maintenance
I have to put a new roof on, wat?
>taxes
Thousands of dollars in property taxes every year. $300 per month for every 100k. Tel me you kid?
>utilities
Yes my brain understands utilities cost more to heat house than apartment. But brain don't think of thing!

Honestly if your mortgage is close to your apartment rental then you should double your mortgage to face reality of all the other stuff you will pay.

>> No.15472580

>>15472501
To answer your question about costs on top of the mortgage: it really depends where you live. utilities, tax, insurance all depend on location.

I've got property taxes out the ass
of course, if you rent, you're still paying property taxes, you're just paying the landlord's property taxes for them

if your situation where you rent is OK, if you can still rent there and you aren't dying to move out, then don't rush it. Start talking with a loan officer at a bank or credit union about getting pre-approved and what kinds of rates you can get.
then, start tracking the area. Check Zillow/Trulia/Refin every couple days for EVERY house that is withing +/-30% of your price range and in an area that is +5-20 miles around the area you want to buy

be patient, let time work for you. watch the market, get pre-approved, go check out houses that you're interested in. Learn what to look for.

When I was looking at houses to buy I was more rushed: I had the money but I only had a ~2 month window to move out of the place I was renting. I had been watching the area for a couple months and was in the pre-approval process when a couple of houses hit the market in my price range that I really wanted. They were GONE in a day or two, sold. The house I ended up buying is OK, I got a good deal, but if I had more time I could have sniped a nice deal.

Basically in the real estate market there is bigger price spread than in the stock market. sometimes people list houses WAY too high, and they never sell, and they have to keep cutting the price for years. And sometimes it's the opposite: the seller wants to sell fast, or they misjudge the value, and they put a house on the market way to cheap and you can scoop it up. Also auctions, foreclosures, and short sales favor the patient buyer.

If you never find a deal that seems really good, don't buy. take your time

thats what i was asking for, i just didnt spell it out, wasnt disregarding

Checking Zillow is fine, I want to encourage you to take the next step, get pre-approved for a loan, and start actually contacting the sales realtors and checking out the houses.
I honestly missed buying a 380K house for 260K because I wasn't quite ready when it hit Zillow. It was gone in 36 hours.

And so minor things like how much utilities/insurance/tax/etc. cost are one thing, but you want to be able to move fast if you really see a good deal.

Utilities: water use depends on you. Make sure you like the taste of the water in whatever city, or be ready to go through the Hassle of filtering it yourself. If I had bought a house 5 miles west in the next town over I would have bad tasting water. Cost would be the same, but water is cheap where I live.
Heating/cooling: natural gas is basically free right now, but this is super dependent on where you live. A smaller house is better of course, but there are a million other dependencies
appliances etc.: you have to give these a good looking over when you first tour the house. Ask how old they are, if they "don't know", assume the worst. Write down the make/models and google them, figure out how many years each has left and when you'll be replacing it. Air cond/ water heater/kitchen appliances/sump pump/etc.

is there a basement? does the basement leak? are you in an official flood plain (required to get flood insurance) or no?
you can talk to an insurance agent in your area ahead of time and they can give you a rundown on what your possible costs might be. Show them a couple Zillow postings and talk through what factors might influence the insurance cost

>>15472657
If you buy a house that needs roof work (years of wear and tear), insurance isn't going to pay for it...

I should note I am planning to buy really cheaply since I live in the Midwest, KC area. like im talking $160k or so max house cost, i make 40-45k a year.

I am curious when you say I need to know all about appliances etc which makes sense, presumably get at least 2 inspections too, how do you do this in say a 36 hour period that that house you missed out on sold in? Was that house in particular so cheap that almost no amount of damage that might need to be fixed could have made it NOT a good deal?

I wont end up with needing to pay $10k for new windows on some McMansion, I'm looking to buy small since its just me and my cat currently, but I also want to make sure I dont get in well over my head and like you bring up, need to spend $10k on a roof or $2k on a garage door or $1k or whatever a water heater costs, etc.

I like KC
I was there about a year and a half ago, one of my friends has a really nice place (98% sure it's in Lee's Summit) for around that much, and I think his taxes are less than half of mine. Sort of jealous about that haha. You might be able to get something nice and small for $120k or below.
For a small house everything is cheaper (smaller roof, smaller air conditioner, fewer windows, less siding, less interior wall footage, etc.)

Small houses in nice-ish areas are in demand. I would have bought a house half the size if I could have, there just weren't any for sale where I live. So I ended up with a big huge family house that I hardly use.
You really want to be in the market and ready to snatch something up if you see the right deal. If you see something that fits all your criteria, contact the real estate agent and tour it ASAP. And tour some other houses too. The more houses you tour and the more things you look at the better. Also ask any family members/friends who have bought houses what kinds of things they saw (or what kinds of things they didn't see and only discovered after they bought).

and yeah since I'm alone just with my cat I really dont need so much damn space, Its insane how BIG most houses are. Even stuff over 1500 sqft just seems too big unless you have 2+ kids.

I'm also completely avoiding townhomes/duplexes etc, they are so nice inside at the same price point as a house but man paying a mortage just to share a wall with someone.....lmao at that.

I just resigned my lease on my stupid apartment so I'm here until I think next October or so, I think I might stop investing so much adn build up some cash for a down payment and really seek out houses for sale next summer. Was that house in particular so cheap that almost no amount of damage that might need to be fixed could have made it NOT a good deal?

I'm trying to remember what the exact workflow was in my case. I got pre-approved and retained a real estate lawyer, but I didn't have a real estate agent. If you get a real estate agent they'll walk you through all of this, but I was playing it solo.

you contact the seller real estate agent to check the house out.
you tour the house, ask any questions, write down a bunch of stuff, take a bunch of pictures, and then leave.
You do any necessary research based on what you saw. At this point you can contact them and tell them you're interested, and make an initial offer.
After some back and forth (maybe), you settle at a price. Then you go in and give them some deposit (a couple thousand or so)
after this, you get an actual home inspector to come and do a full home inspection. I say "full", they do a good job going over the house in about 4 hours, so they'll catch all the major stuff. But they won't catch all the minor stuff, some stuff you only discover from living in a house ;^)
after that, there is another round of negotiations that goes between your real estate lawyer and the seller's real estate lawyer where you get them to give you more money back from the sale based on what the inspection turned up. And the lawyers do various lawyer things back and forth. Anyway at the end of this you have a "fine-tuned" closing price that you both agree on. You have to get the mortgage and insurance lined up in parallel (more paperwork). Then you actually close on the house and buy it and move in.

(cont'd 2)

so really the main phases are:
0. checking out the listings online. Some have a lot of info, some not so much.
1. you first go and check the house out. You can bring people with you, but in general you don't contract a home inspector for the initial time you go and look a the house. If you have your parents or someone handy go with you then great, but you're really just trying to ballpark a price, check for anything egregious that didn't show in the pictures on the listing, etc. Ask the real estate agent questions about anything and everything (radon, lead paint, when were the last times that things were replaced, etc.). You want to get all the high level info so that you can make an offer or walk away.
2. make the offer (or not). Then, haggling. This can be a four person game of telephone (you -> RE agent -> RE agent -> seller). There is a lot to the haggling. Take into account what price the property was first listed at, what price drops they've done, how long they've been trying to sell it, have they changed RE agents, etc. In my case I was able to negotiate pretty hard because the seller had been trying to sell the house for months and had kept dropping the price.
2.5: if you come to an agreement on a price, you put down a good-faith deposit.
3. home inspection: this is the more detail stuff: checking every single electrical outlet, checking all the appliances etc.
4. Then you use this information for the more detailed haggling about closing costs and final cost. But you can't move the final price too far from the original agreed price, there are limits.

there are a bunch more steps, but as I remember it, the main negotiations happened in basically two "phases"

>>15472921
yeah the RE agent is like an advisor, the RE lawyer is actually doing the contractual paperwork and negotiations. In my case, it was $300 flat rate to retain a RE lawyer through the whole process. It ended up being very helpful, money well spent.

the stock is at 155, not 149
so if you sell a $300 put, someone can chose to make you buy 100x the stock at $300

it doesn't matter if you buy 100 shares and then sell the put, that doesn't cover you, it's a put. You'd be "covered short" if you had sold 100 shares short and then sold the put.
but assuming you go in raw (just sell the put and hold cashh):
you lose money if the stock price goes down: you have to buy the 100 shares for $300 each ($30k) from the person who exercises the option, then if you only can sell those for $120 each, because the price went down, you are -2200 for the whole trade.
the person will exercise the option if SOXL is under $300, which it will be no matter what, so you make a sort of linear profile return for increasing prices above the breakeven price

also that high of a strike is gonna have a wicked spread, dunno what kinds of bids/asks you're seeing or what the exp is. it might actually end up being a little more challenging, not sure if there is really any movement on puts of that price
But it makes sense

Imagine a life where you have never been great at anything, never felt the urge to be great at anything, never felt that magnetic admiration to a stock that was great at something, wanted to imitate and ultimately conquer it. Just nothing. Literally all you do in life is shitpost. Occupy space. short stocks. You're a bear.

You're bored, tweeting about your fucking stock going bankrupt and not even feeling any kind of happiness from it, just soothing your constant need to be bitter and cunty and petty toward other traders. Every single thing you've done in the past year was mundane, shallow, and boring. You spent the last six hours reading kinda-interesting Forbes stories about people who made interesting IPOs for the market or some stupid bullshit that you think is interesting and you may say is interesting but you're not really sure if it's really interesting. You're just fucking sitting there, gestating, fermenting, with a moist hole between your ears that guarantees you'll at least never have to think and move around and work to support a stock.

And then you see bulls, over in some corner, having fun. You've never seen this before. What are they even doing? Instead of their consciousnesses merely sitting in their thick skull and revolving around itself, they are imbuing their conscious energy and intentionality into external stocks, ETFs, indexes, companies. All the bitterness and cuntiness you feel nonstop seems to be absent, as they congratulate each other for making gains, and happily learn from someone who lost money. These creatures are truly content to be alive. They have found purpose in a purposeless universe.

And your gaze turns back on itself, on your self, and you realise you've never had that. You can never have it. You're just a stupid bear.

So you get up, you walk over there, and you fucking short everything. Just short the whole fucking market. The five points of gains you get will be worth destroying the economy. Because you're a bear.

>The U.S. manufacturing sector contracted in August for the first time since 2016 amid worries about a weakening global economy and rising trade tensions between China and the United States, an industry report released on Tuesday showed.
>The Institute for Supply Management (ISM) said its index of national factory activity decreased to 49.1, the lowest level since January 2016.
concrete sign economy is starting to slow when people were hoping it would at least stay above 50

I used to think Biden wasn’t so bad, but he isn’t as good at hiding his mental decline, or his deterioration has accelerated. RIP my UNH.

I hate the circus trump has turned the White House into, but at least he’s woken people up to the threat that China poses.

same, but then I remembered it's really been a decade since Biden has had to do any honest to god politcking and he's now old as fuck.
Honestly his only two hopes for winning are that most people stay tuned out of the contest, since every poll shows the more people actually tune in the less they want to vote for him, or that people still think he's the only "electable/moderate" candidate that's viable

I think the media made people believe it was turned into a circus. Hes not a career politician, so hes not behaving like a politician, and this is somehow bad and unexpected? No need to keep people around for connections to help you later in life, he's not afraid to burn some bridges.

Everyone already knew about that. TPP (and TPPa) were drafted SPECIFICALLY to isolate china with our partners and force fair trade practices upon the region. I think it was the first thing trump tore up because hurrdurr black dewd

If the field whittles down to Trump vs Biden, Biden has no way to hide and Trump wins... The only hope democrats have at winning the general would be some kind of rouge wave that takes out the current administration and leaves a power vacuum.

That's literally fake news. It was believed to be a bad thing for China, even China themselves was strongly against it. But they later dropped the opposition when they realized they could join it later on and pretty much abuse their position.
TPP was retarded for everyone, basically just another trade deal to further delay progression.
