It's a rental property, I can't imagine you're looking to spend more than $350k right? Best rental properties are typically 2BR homes where you get respectable young couples in who don't have kids destroying everything left and right and still have time to maintain and care for the house.

My advice is to wait out the year, there has been a lot of developments. If we hit the $4-5 range again sooner than later, sell what you need for the property (~$90-100k after you pay taxes and considering buyers fees) and leave the rest in LINK.

It's not going to totally shit the bed over night, set a stop loss for yourself if you want. Maybe $2 since that was support last time it dropped heavily.
