Trailer is just a weird way to spell you don't know what you're talking about. After 1976 manufactured homes had to be built to federal code.

They are stick framed houses on pier and beam foundations. They are framed the exact same as any spec/tract home in a suburb. It exists, it is a "real" house. People view them as disposable, and trash them (ever seen the inside of a foreclosed "real" house). People also don't install them on foundations which range from $1500-4000 dollars and then complain when their $50,000 house falls apart when they refused to spend the 1500 bucks on a foundation.

The only houses "superior" to manufactured homes are actual structural masonry homes like they used to make in Europe. I'm only aware of one builder in the entire USA doing it this way, and his first class of apprentices just graduated. His houses are superior to literally everything, and unless you live in two specific areas in the USA you are not living in one of his houses (Maybe if you were in, say, Boston or some very old neighborhood in Chicago you may find structural masonry but I'm not going to count this).

They are the single best way to get out on your land for an affordable price. You then sell the home later when you build your permanent home (hopefully out of something other than 2x6's and OSB because that's literally what all tract houses are framed with, and its the same thing used in manufactured homes).

Depending on the floorplan you're at nearly $65 a square foot before labor and finishes. Still mainly osb + dimensional lumber framing. Seems like the majority of them go on steel piers. If you like the look, go for it, but it's not going to hold up any better than a manufactured home. At that price range you can all in contract a basic stick frame house ($65-100/square foot turn key).

Ok, so to start:
Manufactured homes are factory built homes built to the HUD code standards at the very least. Many builders exceed this, and almost all will allow you to custom build what you want. Depending on financing, you can either chose to deed them to the property (where they become real estate) or keep them a separate item of personal property (which will not encumber the land). There are separate tax levels for both. In addition, if you finance the mobile, but have the land paid for in cash, and keep it personal property your land cannot be taken should you be foreclosed upon. In addition, if your land is paid for before marriage the land could not be taken if you are still making payments on the home, or if you purchase it with your wife/husband. In short, manufactured homes are NORMALLY kept as personal property. You can do whatever you want foundation wise: but nothing is changed unless you chose to permanently encumber the deed with the home (which will require a specific type of permanent foundation). You CAN just set the home up on blocks and pads like they do in parks, but it is not affixed to the soil. This is why you hear of manufactured homes blowing away: because the park will not let you do ANY foundation work (even as simple as concrete runners for piers to sit on with hurricane struts augured into the earth).

Modular homes are factory built homes that are required to deed to the property and will always conform with local code. Some local codes require 2x6 framing instead of 2x4 (though most just require 2x4 and there are brands of manufactured homes who will ONLY sell 2x6 homes whereas others have 2x4 homes standard with 2x6 as an option).

For all intents and purposes:
Manufactured = personal property and is taxed as such.
Modular = real property that must always be listed as an improvement on the deed and will never be allowed to be removed from the property.

It's all about financing/tax purposes.

This is all a vast vast oversimplification, but I would recommend you take a very serious look at any pre owned manufactured home. As I said previously, though, you must understand that a lot of people view these homes as temporary and as such you need to ensure that they took care of their home. Standard stuff you'd do when you purchase any home( I hope for your sake you actually hire a structural engineer to look at any prospective properties you purchase, site built or otherwise).

I really wish I had taken the opportunity to buy a single wide, put it on a foundation, and pay a carpenter to put in a porch. Here's some old one that has obviously been taken care of so you get what I'm talking about.

Leaf here, I looked into buying a vacant lot in my area and planting a manufactured home on it.
Cheapest vacant land is 325k, for 5500sqft, I was thinking of splitting the land with a friend and putting 2 manufactured homes on it, for about 350k each for the land+manufactured home. Pretty good when average homes are 500k in my area.
Turns out it costs an extra 50k in my municipality just to build a new house, for each of us. Plus it would take time/effort to get the vacant land rezoned for 2 different properties, and more cost to put down a foundation.

Honestly, fuck this scam bureaucratic bullshit deciding what people can do and fleecing them with added costs when they want to add new housing supply. It's a fucking pyramid scam where they can guarantee anyone trying to undercut the retarded overinflated market prices is still forced to pay more in order to make it not worth the effort.

They have to build them with the structural integrity to move on the highway multiple times, something site built stick homes do not need to be. Septic tank is pretty much standard. I think I did one that got hooked up to sewer. Most places in Texas/Oklahoma (my experience) where people place these are going to be on septic tanks since they are way out in the country. However, even on county maintained dirt roads OK was good about providing rural water and electricity so standard procedure was septic tank + hookups. If you calculated your required electrical needs you could install an array when you put the home in. If you really wanted to go hard, you'd do the array, a well, and a septic for full off grid.

Shipping container housing used to be dirt cheap, now since everyone does it a rigged out turn key one is around $60,000. That's around 5-10k more than a 1200 square foot single-wide delivered and set done out to the nines that's probably nicer (interior finishes) than your house.

I wish the sustainability crowd would catch wind of manufactured homes.
