I'm sick of living with my parents. Housing prices are higher than before the 2008 recession. Apartment rent follows that trend so it doesn't make sense to rent right now either. Mortgage rates are lower than they've been in over a year. I can afford a down payment on a $125k house right now, but I have a feeling I should keep waiting.

Well retiring/dying Boomers (~3.5m/yr) are mostly canceled out by mass immigration (1m/yr legal, 1 m/yr illegal) and the next recession will cause the Fed to restart QE and slash interest rates. Boomers also vote and housing constitutes a large fraction of their net worth, so they're second in line for bailouts after banks.

Which means a first pass answer is "never". The housing market will never crash. Sorry.

be thankful you live in a part of the country where you can find decent 125k houses. burned out crack dens in my part of the world cost more then that due to inflated value of land. housing isn't an investment despite what boomers say. it's a quality of life upgrade and the freedom that comes from owning the space you live in. I am sick of boomies and financial advisors from the 1970s-80s like richdadpoordad chink talking about buying property as a means to early retirement.

i hear that all the time. all of detroit (where i live) is like this. the nice areas are greatly inflated due to investors and the shit areas are quite literally dilapidated shacks with any valuable infrastructure such as copper wiring/pipes looted by niggers

Few years after the next recession has started. Don't put any money down on one yet, this is literally the worst fucking time to buy a home no matter what country you live in.
Just wait till we're at the bottom and then get one for half the price of what they're now. This market doesn't exactly move that fast so there's plenty of time to jump in at the right time.
