Another common misconception thanks to our most recent recession.
The housing market going into a decline is actually typically not correlated that well with the overall US economy. 2007 was the exception because it was such an epic housing decline that it actually caused the fucking recession.

Another primo example of the last 2 points: Australia is in a super-severe housing decline on par with the US's in 2007. We're not really feeling it though. It's just impacting them, and they can thank the Chinese real estate ownership for it.

This is called the dividend capture strategy.
